Has anyone built a display home and if so, do you feel that was cheaper, and are you happy with it? There is one display home that will suit us fine but it's not very exciting but I'm apprehensive about going the design our own route in case it's a lot more expensive. I recall when I was looking at certain homes the display versus standard was sometimes 40 - 50% more. That said if you are building the display spec you will still have the same headaches just jest prestart headaches. Are there any display homes in the areas you want. Maybe just buy one of those. From extra lights to outdoor areas to top of the line inclusions. I'd go further re extra money - and say add at least 50% to the base price. But a display house is very useful in giving you ideas. We all have a few extras we add - but I know we didn't have the thousands of LED lights our display house had in it ... Re: Has anyone built the builder's display home without chan 5May 25, 2015 10:42 am Display options run into 100Ks extra and arent included in the base price, silver, gold, platinium etc,etc. My advice is to allow 10%-20% on items that can be added easily (later) as they are required. Eg conduit in suspended slab for addition lights, if you plan on slaying there a long time consider a 20 year upgrade or extension, eg. larger footings, verticore structural bricks. My original plan was 3 bedroom with a single garage, every pokey. I pushed all the walls out and took away any dead space and my sales guy was surprised at how huge it got and how small the figure was. Apparently it was still cheaper then their show home and I had added extra things like higher ceilings etc! I'd also make changes and get it right before you put your deposit down. If a builder is happy for you to get it right before pre-start you'll be winning and you can spend your hard earned cash properly at prestart rather than on big changes! Even most of the colour selections are the same as the display home. The only change we made was to extend the powder room a tiny bit to include a shower. Other than that everything is identical. The moment we stepped into the Paddington, we were in love with the layout of the entire house. I have no way to know if it's cheaper but I guess any changes or additions you make to the basic plan would cost. The builder had 2 displays for that particular home. One had approx 155K of upgrades and the other 217K. This was on top of the 280K base price. I think it depends who you build with and what sort of home you want. We are building a Simonds Express house and it will be exactly like the one displayed minus the higher ceilings and stuff like aircon and window coverings. So in that case, yes it is MUCH cheaper than going in and building a house with a similar floor plan and then adding in all the extras (it also takes the stress out of having to go to a bunch of appointments to pick out colours and electrical layouts and all that sort of stuff). Another huge advantage is we are able to walk through the display home and know that our house will be exactly like that. We don't really need "fancy" or a "wow factor" in our house, it might look plain to some people but it suits us perfectly. I assumed that what we see is what we get from the Simonds express home display. Unfortunately there are some items that were not told to me as a difference to display and the actual build. For example - in my case of 2730mm ceiling height A)the bulk head in the kitchen is only for a display and for actual build the gap between the cieling and the cabinets are covered using the same laminate material used for the cabinets. Did you have a chance to change the bulkhead? As far as I'm aware our door will be the same but maybe it will be slightly smaller due to us not upgrading our ceiling height? (we would've liked frosted glass on the door/side light but we couldn't change). I think the only options for upgrading that we were told about were ceiling heights and the alfresco, both we decided to go without. We can always add towel racks/etc after, the noggins will be in at least. We're also not too worried about locks on the toilet doors.
