Wife, son (13 months) and I are looking to build a Metricon Laguna 40MF. Now we just need somewhere to put it! We've been looking for a suitable block to build on in the area we like, but prices have been going crazy (like everywhere in Sydney), plus most of the places are too nice knock down, which means once again that the price goes even higher. A place has finally come up that looks to be just about perfect, but I have a couple of issues to make sure are ok, so would appreciate if anyone has any experience in anything I've written below. First - the property has a sewer pipe running across the backyard. Not a major deal, but it will definitely require careful planning. I've been to a Sydney Water Quick Check agent and got the Zone of Influence figures, it's a 6 metre wide zone that runs from 7.7m from the rear on the left side down to 13.7m from the rear, and 7.6m from the rear on the right side through to 13.6m from the rear. There is an in-ground pool at the back, behind the sewerage pipe. We want/need to get it filled in due to landscaping requirements of the CDC Guidelines. Does this usually pose much of a problem digging around and filling in around the sewerage pipe? I'm assuming not because the pool's obviously been installed in there, and I'm also assuming the demolition company when I engage them will know what to do, but it seemed enough of a red flag to ask. Assuming the demolition all goes fine (it's a flat block, so we should end up with a nice plain flat block), we'd then like to put up a Laguna 40MF on the block. Once again according to CDC Guidelines, we have to have a setback the average of the two nearest neighbours, which seems to be about 6m. This is a pity, as if we didn't have two similar blocks on the same road within 40m we could have just made it 4.5m! So this raises my next potential sticking point. The 6m front setback plus the 22.19m length of the house comes to 28.19m. So... 42m - 13.7m (longest point of Zone of Influence) = 28.3m! Or to put it another way, within about 10cm of the Zone of Influence Is this likely to cause an issue? In my brain, the zone of influence stops at the line that they have drawn, that's why you draw it as a line, and you should be able to build right up to that line. But I don't know how picky whoever has to approve it can be, so any experience with this part would be good as well! Metricon have said they can shorten the back rooms if required but I'd prefer not to have to go to the expense and trouble if we don't have to. Also I've read the Sydney Water documentation on building on or adjacent to their assets, and they describe adding in additional piering under the slab when building into the Zone of Influnce, such that the base ends up below the Zone, so maybe this is another "preventative" way of heading off any potential trouble? Hopefully I'll be able to continue this thread for a long time to come with site pictures, build pictures, landscaping pictures, etc., but depends on how we go I guess!
