Browse Forums Building A New House 1 May 13, 2015 11:31 pm Hi All, We are currently in the process building a home with Carlile homes and it has been brought to our attention that they use a practice called "alternate solutions" to certain aspects of the build. For example, bathrooms and ensuites according to Australian Standards are meant to be water proofed, according to Carlile they provide an alternate solution whereby those areas that are not directly impacted by water are no longer water proofed, they are made "water resistant" meaning that if the area is to become wet you are required to mop the floors and go as far as having it inspected yearly to ensure that all is ok. Does this seem correct? Through our research we believe that it's not and was wondering what other people's experiences are and does anyone else know about these "alternate solutions"? Our understanding is that Australian Standards specify how houses should be built and that the building code of australia is there for innovative designs/products that don't readily fall under Australian standards. We have broached this topic with them and have so far not been satisfied with their response or lack there of and it seems we may have opened a can of worms here without realising it. For those who are building with them at the moment - do you even know about this? Any information/feedback would be greatly appreciated. Re: HELP REQUIRED: Alternate solutions - Carlile Homes 2May 13, 2015 11:58 pm Builder's must inform you of the Alternate Solutions that they are using for your build. It was indicated on our Building Permit and in our contract documentation. Re: HELP REQUIRED: Alternate solutions - Carlile Homes 3May 14, 2015 12:13 am In our contract it was indicated but it states that we must "request" the documentation - it was never freely supplied or spoken about at time of contract signing. What were your experiences with this method of building? In the end, two pieces of treated timber (20mm thick) were bolted onto the joists and planed when there was too much sticking out. Passed inspection. 13 7801 I would find out how deep your clay base is and depending on the depth install a cut off drain which is more than a normal agi drain.
