Browse Forums Building A New House 1 May 13, 2015 9:15 pm Hi Everyone I have purchased land on 11a Barry Road (North Kellyville) and have been advised this is community title. Can anyone help shed some light? - Are there any build restrictions? - Gated community? - Are all lots in the "community title" considered "Environmental Living" and know about restrictions on house size? I cant find any info..and am very worried that i will buy this land, and wont be able to build the home i want Thanks in advance Re: Community Title - North Kellyville - HELP! 2Jun 09, 2015 6:55 pm Hi, we have all bought a block on Barry rd which is zoned similar to yours. My husband rang council numerous occasions and spoke to many people with different views. But from what we can gather we will need to write a supporting letter when we put our plans into council stating why our plans don't meet their requirements. For example a 10m side set back (our block is only 15m wide) so it's impossible to put a house. Our block isn't registered yet, hopefully by the end of this year! Good luck with your build! Re: Community Title - North Kellyville - HELP! 4Jul 25, 2017 11:32 am hi All, I went to the hills shire council and spoke to a town planner I was told to follow table 14 to understand the building envelop for a E4 community titled property with more than 15 meter frontage & table 13 for lots with a frontage between 9-15 meters Set backs are almost the same as an R2 . I can not figure out how to add pictures to this or would have added screenshots Re: Community Title - North Kellyville - HELP! 5Jul 25, 2017 11:33 am hi All, Quick querry about finances My mortgage broker said as these lands are community titled property all financial institution strictly stick to a 80% LVR Is tthat true in your experience?
