I don't have many goals left in my life to achieve, apart form buying an AMG Mercedes , which I would have done last year if they were available without an 18 month waiting list, the other is to build a WBN house. I'm looking at building in Floreat - 2 storey, large block, around $700k for the house build (prob not including finishes inside). I was going yo just go with WBN or Peter Stannard until a real estate agent suggested Residential Attitudes (are they still a project builder?). And now I'm also looking at smaller builders as I'm thinking we may get more for our money, as I'm aware our budget is prob not that high for the area/finish we want. Any suggestions or tips welcome! Hi Laz and John Which part of floreat, do you have a contour, do you require retaining walls, geotech, are you adjacent to parks, etc,etc Please give due consideration first to site costs and engineering as this may impact on the initial design and final costs considerably. Good to hear..also if you are up high, opposite parks, wind loading..etc..etc The list goes on! Unfortunately, you are in a postcode area where prices start cheap and ultimately end HIGH You will need to tightly control the design,specs,ENGINEERING and make the builders sharpen their pencils when quoting..easily said than done at times. My house was a lot less than 700K, but they do have higher end houses like display home they have in honeywood estate in Wandi. Managing architect could also organise tenders and inspections - though I understand this an extra fee. I got this from a builder that only works with architect designs, so fairly reliable. As a good friend that knew my budget was a lot less than yours this builder then pointed me towards high spec boutique project builders. I've looked at all the Waterford (?) display homes and a couple of other WBN homes and can't find anything we'd build without altering significantly so I'm thinking a designer is the way to go, then smaller boutique builder. In hindsight, do you think it was worth paying for your own designer? Could Bellagio have not done the same, or do you think you'd have ended up paying for the service somewhere in the build? And, did you shop around with your design before you chose Bellagio? And final question, did Bellagio quote for everything (kitchen, bathroom etc - I know you did own windows)?
