Browse Forums Building A New House 1 May 07, 2015 9:55 pm Hi, we're doing a kdr in Southern Sydney with Sekisui House. We've paid our 2k and are just about to get our first NHP. I have the plans and we're getting the pricing when we see the sales consultant in the next few days. I've really learnt a lot from other new build threads, but especially from the Sekisui ones. I like how the Sekisui threads are for a build each- it makes it easier to follow progress of people's builds- rather than the long threads for other large builders. We're looking at building the Clareville , but we have recently realised we won't have Much backyard left (6.5m) and we'll only be 90cm from each boundary- I think the impact of those things didn't hit till we received the plans sited on our surveyed land. So we may yet go back to a 2 storey. Plus we just missed out on the deals that started in April ( upgraded kitchen and bathroom for Blueprint homes)and the Clareville price didn't increase- so we're a little miffed. and so price wise it may be better to go back to a 2 storey too- in the Arise range. Re: Kdr Sekisui House- Southern Sydney 4May 10, 2015 7:49 pm Firstly - I wouldn't worry too much about specials, deals, discounts etc. If you think that the volume builders are giving stuff away for free, just because you happen to sign up at a certain time, then have another think It's all just marketing. The whole house package will cost exactly the same from one week to another and will be adjusted according to their own internal costs at the time. If they are losing money because of a promotion, it will be made up with "site costs", variations etc etc. When promotions are over, as long as they are trying to remain competitive with the competition then their "extras" will be commensurately appropriate. With regards to your boundary proximity, moving the house as close as you can to the boundary will give you the best bang for your buck, especially if it means you can do a single story instead of a double. If you need to go to a double anyway, then I would suggest having a look at making your side walkways a little wider - just to make it easier to move things between front and rear of the house. Even an extra 100-200mm can make things a bit more comfortable. You will find that price will go up but some items that were previously in promo are now part of one or the inclusion types. I suppose finalise and then negotiate, especially closer to month end or quarter end. House we selected had starting price of 285k plus 5k for promo to pick any two of the four options including basic kitchen and bath,flooring,alfresco,ac. Guess what is the cost to is now with some very basic upgrades. Site costs are huge. Hi Catdunc! We took a couple of weeks to decide how to revise the plans- here is a pic I took of them with our 'professional' looking orange texta. We're also talking an additional 13cm from garage side and 20cm from the other side of house- to try and get the ac unit off the back alfresco. In the 2 weeks we've waited, we've noticed we are getting better at cutting down on 'wants' vs what we 'need' as a base to be happy with for the house. The bathroom is designed so a person with mobility issues can use it- our elderly parents one day- or us! The dining will be our daughters room, and all get toys can go in it too. We host homestay students regularly- why we have so many bedrooms, for them and for any relatives that stay. Because we're elevated off the ground at the rear by about 1metre- we can see the lovely moon rises- when it's big and orange. We'll miss that as the new house will be much lower and won't get that view. Hence another reason for considering a 2 storey- but not enough of a reason either. Welcome to KDR Zarinafly, You have a big heart to accommodate home stay students. It's very nice to see beautiful full moon from bedroom window... . I will not get that view from master bedroom with our new house it's the price I paid for roof over alfresco. We have signed contract back in Nov 14, for many reason paper works slow down. Ask for discount before you sign contract, try to negotiate for it ( let them know at least two weeks before singing contract). It's drafting that have noticed that- I did think the salesperson should know that too, after all CDC builds are their 'bread and butter'? Asking about changing our 2k to a 2 storey, whether that was possible- instead of the salesperson offering to ask, they gave me the email addresses of 2 persons to ask- is that normal? I thought the salesperson should ask for us?? We were told we couldn't get the new offer etc- so fair enough- but told by the salesperson that SH margins are narrower now due to the popularity of the new offer- I did say I didn't see what that had to do with us- I thought it was a strange justification. I'm over this salesperson ... I find its like getting information out of a stone, or seems too hard for them. How were yours?? She is lovely but still (at the time we were going through) a bit green to the whole build process. With regards to the bungalow facade I think it still depends on council? What is the 2k to 2 storey? I would think the salesperson should facilitate that. I think margins are tight as there is so much demand on tradies at the moment! After checking out CDC requirements for our home design, we went with Hurstville Council. With CDC we were required to give 2 metres for side boundary for 2 storey's side, which is a large piece of land for us to give up. The down side is its take vary long time for council to approve. On the long run... I do prefer to have more sqm inside the house. Our saleperson is Daniel from Kellyville Office, very professional. Yes we paid 2k to start off with plans. Both different in their approach.. I'm not sure if they'd charge you another 2k or not to change to a 2 storey house. Depends how much drafting they've already done of the original plan you picked? Yes we've paid the 2k for drafting of Clareville- and if we change to 2 storey I'd hope we wouldn't have to pay another 2k - or just part of it. Only drafting is for nhp1- the drafter had only started on nhp2 prior to being told about the facade. Thanks for the site link Yvonneh- I think I have let that facade go now. Thanks for the feedback on the other salespersons too- we'd like to deal with someone whose not just a salesperson wanting to get our contract signed without listening to what we want.
