Browse Forums Building A New House 1 May 06, 2015 3:52 pm Hi, Our house is currently being built, in the last stages now. When we went for our last stage inspection we measured the fridge space, wall to wall, with a tape and it is approx 810mm (not including the skirting, at the skirting it is obviously less than this). On our working drawings it has a dimension of '820mm' fridge space with 30mm offset on each side. Therefore wall to wall it should have been 880mm. I think someone has not read the drawings properly and not allowed for the 30mm offset on each side. Now this is quite frustrating because it has limited the options of fridges we can purchase. However the house is at a stage where nothing can really be done - the cabinets, benchtop and splash-back are all installed. We mentioned it to our site supervisor and he said nothing really can be done about it at this stage. We would like to seek compensation for the price of the fridge, because our current fridge will not fit in the wall cavity as it is, so we will have to buy a new one. I would not want to get the whole kitchen ripped up because of this so I think this is a fair option. What are my chances of negotiating this with the builder? What rights do I have if something isn't built as per working drawings and cannot be rectified now? Cheers. Fridge Space not to working drawings 3May 06, 2015 10:08 pm I read it as your fridge recess is 820mm. Then the 30mm offset relates to 10mm side of upper cabinet, 10mm laminate up stand and 10mm side of upper cabinet over fridge... And then most contracts or drawings say to allow for 10mm due to grey float and plaster (assuming you're in WA) which might explain the 810mm v the 820mm? Re: Fridge Space not to working drawings 4May 06, 2015 10:20 pm Yep I would agree. The space is 820 and the panel is 30mm. The space should explicitly state how wide the cavity will be built to. When specifying my fridge space I took the fridge width and added 50mm (25mm each side) and then allows 20mm for plaster. Ball park we put it at 1000mm. For depth you should add a minimum of 60mm to the depth without door to all, 50mm for breathing, plaster etc.... Looking at your drawings I think it will be difficult to argue but I would still try. Good luck I had a similar issue with my fridge not too long ago. It wasn't the same model, but the symptoms were pretty much the same: the compressor would start and then stop… 3 7516 Thanks very much! And would the landscaper/contractor generally involve the engineer or is that something the client would do?
