Browse Forums Building A New House Re: Duplex design - feedback please 2May 05, 2015 3:41 pm i would swap the down stairs toilet with the laundry and have the door for the toilet in that hallway area or i would go without a down stairs toilet all together as i personally hate toilets straight off living areas and i think because of the size of the duplex you could get away with no toilet down stairs as you have 2 upsairs. Re: Duplex design - feedback please 3May 05, 2015 3:51 pm I think you need the toilet downstairs incase you have guests over who cannot get up stairs. I did tossed that idea. Actually, I tried to see if a combined toilet & laundry could work. Apparently not enough room. Also need to consider the impact of losing a window on the front elevation Current toilet is located under the stairs which is actually quite space economical. If you look closely you can see some shadow stairs where the toilet is inset into the space the stairs take up. If you take out the toilet then that at space will become storage. I thought leaving that space for the 3rd toilet may add convenience and better valuation. Re: Duplex design - feedback please 5May 06, 2015 12:54 pm by swapping the toliet with the laundry it would be more space economical as its a bigger area which allows for more linen/vaccum/brooms storage. you wouldnt have to lose the front window you could either frost it or install a roller blind to pull down when in use. a down stairs toilet would add value if its in the right place i would be put off buying a place with the toilet of the dinning. have you considered moving the laundry into the carport area to free up space inside? Hi Brainstrust, I had a go at creating my own irrigation plan, keen to get some feedback. It will be run from one 750-800W pump, off 2* 5000L rain tanks.
