I thought they would inspect structural and contract details as well as defects and that things were to standards... However after calling 4 different places they all tell me that they don't inspect Structural or Contractual items only defects and that finishing works are carried out to aust standards... what i want to know is in your experience is that correct? They tell me that at each stage ie. slab and frame etc that the independent certifier has to sign it off so they inspect and would mean they didnt find any structural issues, does that sound right? Also any suggestions on inspectors for Brisbane that you have used? I thoght the same, but it seems like these are seperate, you have to engage an inspector to check slab, then frame as you go then a pci/handover one as well... I thought the handover would check alot of these things too? Re: What to expect from a Professional PCI/Handover Inspecti 4May 04, 2015 3:47 pm The inspector that we have contracted, who is doing an inspection at each stage (K-Spec) made it clear that he is inspecting quality of workmanship and adherence to plans only - he isn't an engineer, so he can't comment on structural/engineering concerns (and that, as the builder has to get that signed off anyway, he doesn't need to). He also can't confirm that cosmetic things like colour selections are correct. He is there to confirm the quality of the workmanship is good, that the house is as per the plans, and to give a second set of eyes. We are getting them at each stage but only have slab completed so far. In Queensland, it's my understanding that your builder must have your house independently certified which is why inspectors don't look at that kind of thing. From following your build MrBee, it doesn't seem like you have any major structural concerns? If you were concerned you'd want to look at hiring an engineer I suppose, but if you just want a PCI inspection to help you spot defects a regular inspector would be sufficient I think?
