My husband and I are in the process of buying land and building on it, and are currently working with local builders to develop a house plan that fits our needs. We're working on a very small budget, so it will be a small home, but they've given a quote of $1350 per square meter with a list of standard inclusions which are very generous (high quality fixtures etc). We're planning on building a 100sqm house, with plans to build up into the roof. They're designing the house with a steep pitch so that there will be plenty of space to put 2 extra bedrooms + an extra living area in the upper level. The current budget for the build is $160,000, with the extra funds being for minimal landscaping and connection fees (the builders cover all the other costs from start to finish). I'm starting to wonder whether it will be better in the long run to just extend our budget slightly and do the whole thing in one hit. Does anyone have any experience with the approximate comparative cost of these two scenarios? The question of plumbing is a red flag in my mind - an extra bathroom = extra cost. If you do it the other way you are likely to spend at a rough guess an extra $10-20,000 by having to rip out part of what you have built already ( depending on the exact layout, structural issues etc ).
