I know this is a common occurrence. Our contract with Simonds expired last Thursday. Land title now due end of May. What normally happens with this situation with volume builders? I haven't been through this myself, but my understanding is there is usually some sort of price freeze in the clause, and if you go over that then they may charge you a one off or ongoing fee. I know Burbank told me that after their 12 month price freeze ended, for every month that they couldn't start building you had to pay them $2,000.00 for storage of your materials and such. If the agreement has lapsed, I'm assuming you can opt out if the new price is too high for your liking; unsure about that bit. Our tender had lapsed by about 2 months by the time we signed our contract, and there had been two price increases since we were quoted; but they still let us sign at the original price.
