Browse Forums Building A New House Re: Building seaview 31 RAWSON 2May 04, 2015 5:55 pm in the process of building the seaview 36. Great layout if you ask me. What stage are you at and what do you need help with>? Re: Building seaview 31 RAWSON 4Jun 21, 2015 7:43 pm We are going to tender for the 31 on the 29.06.2015. We made have made a few changes. Moved alfresco to the back, dining where alfresco was and pantry/laundry where dining was. Extended the main room n ensuite along with back of ground floor to extend kitchen island. Running pool down side of kitchen for view via glass splash back. I've been quoted 385k. Ground floor ceilings 2.7 1st floor 2.6. Trend facade. Re: Building seaview 31 RAWSON 5Jun 21, 2015 8:14 pm Sounds great and unique Troy... was there much of a difference from the base price to the estimate of $385k? We made a few minor changes throughout our Seaview but still happy with the plan. Can't wait for it to be finished! Re: Building seaview 31 RAWSON 6Jun 21, 2015 9:13 pm Baseprice was 358k. From my approx calculations Butlers pantry 5k. Glass baulestraudes 8k. Ceilings 8-10k. Extending by 1mtr 4-5k.adds up quickly. Lol. Now let's see what their final offer is at the actual presentation. We also have a tender with Metricon in 2 weeks. Glendale 34. Their pre tender presentation is at 365k. Not including certain changes like fixed windows and a few other things. We also going with Kingston facade 16k because the Isla is 25k. That would put metricons pre tender at 375k. Rawson definitely has a better promotion at the moment. Envy pkg. rawsons inclusions are definitely better for us. Westinghouse is better than metricons technika. 40mm Caesarstone kitchen benchtop better than 20mm composite stone. List goes on. They prolly even out at the end but for us rawsons inclusions suit us more. Re: Building seaview 31 RAWSON 8Jun 22, 2015 5:19 pm Troy are you Sydney based and did you deal with the Rawson guys at Kellyville? The sales rep we dealt with was very accurate with his estimate so no surprises when the tender came out and likewise with the contract. The envy package was great for us too. we loved the level of inclusions that would otherwise be extra's with other builders. However Rawson's base price is higher than most other builders but I'd rather it this way, instead of getting surprises later. Re: Building seaview 31 RAWSON 9Jun 22, 2015 8:35 pm Yeah new. We also are going through rawson @ Kellyville. I hope the price he has given us is close to the tender price. Yeah base price is sort everything higher due to site costs being included. Metricon base Glendale 34 was 290,800. Add 26k site costs and 25k for Isla facade and we are at 340k. Re: Building seaview 31 RAWSON 10Jun 23, 2015 11:10 pm We had about 20k of site costs, additional authority fees and estate requirements. Add about another 45k of extras and variations to that. So our base price went up 65k or so. Its disgusting how quickly it creeps up. Re: Building seaview 31 RAWSON 11Sep 14, 2015 3:27 pm I'm a bit late, but just to let you know that those site costs are estimates provisional items. When it's closer towards the build, they will have the exact figures. Somethings might go up and some may come down. I think I got $4k back in one variation. Re: Building seaview 31 RAWSON 12Oct 04, 2015 8:49 pm Hello everyone, We just deposit $1000 to proceed with the Rawson Seaview 31 tender. We have been told price estimation 365K (Trend Façade) plus additional site cost. Just wondering if anyone has gone through the tender process and how much does the additional site cost add up based on H class slab, drop edge beam, soil export/import etc. And what are the most important things to look during tender process. Appreciate your experience and thoughts for sharing. Re: Building seaview 31 RAWSON 13Oct 12, 2015 5:31 pm Pongie, we got back about 1k or so. they had a provisional allowance of 1k for added piering, which wasn't used. Just locked back and we had almost 8-9k of added site costs for H slab and then about 11k worth of authority and estate requirements. It quickly adds up. Jayman1: See my comments above. Just remember that you can easily add 10's of thousands extra after the tender stage once you get to electrical and colours. it all dependant on your style and budget I guess. We tried to be conservative but still managed to get 6k of electrical extras (think downlight provisions, alarm, extra power points, data cables etc), only about 1k in tiles and flooring extra as we liked their standard range, but colours added some extras too. Things like upgraded staircase, render to front façade, sliding stacker doors, etc etc. Just started the Build process for Chifley 42 with Rawson homes, will keep you all posted with the Build progress. 0 1081 I’m curious about how you went with this.
