Block Next to us has had their soil report come back as H1-D Is there a standard depth for this soil type? Our slab is a standard raft Footing depth 450mm Ext beam 300x400 Int beam 250x450 Carport 350x350x350 Floor slab 100mm thick with f72 fabric in top layer Quarry rubble 100mm beneath slab Strength 20mpa at 100mm max slump We are trying to budget and dying to know if the footings will blow out. I have just received my soil report back for our 605sq2 allotment and it has come back as site classification P and soil classification H1-D. I have no idea how to read all this but they have written - B1 = 300w x 550 deep reinforced with 4/N12 top and 4/N12 bottom ST1 = 300w x 500 deep reinforced with 4/N12 top and 4/N12 Bottom Ligatures = W6 at 1200mm centres generally with W6 at 300mm centres between piers Slab = 100 thick reinforced with SL72 mesh top, placed with 20mm cover. Where depth of uncontrolled fill exceeds 400mm, use 125 thick slab reinforced with SL72 Mesh top and SL72 Mesh bottom, placed with 20mm top cover and 30mm bottom cover. Our builder has estimated 28k for our footings for a 286 sq2 total house. Im worried also that this will blow out too! We wont know the exact cost until we sign off on our working drawings. Re: Footing/soil question 3May 20, 2015 1:25 pm Hi PASandridge, We got our report back a couple of weeks ago, it is P (cut/fill) and M-D. The footings are 18k, but adding in rock digging and extra soil removal takes it to 25,380-so 1380 over what they estimated. Hoping they don't need to remove that amount of soil o end up digging that much rock as they credit it back to us. our footings are 450 deep and we have some piers across the front too Who are you building with? and where? We are with Statesman in Meadows Re: Footing/soil question 4May 20, 2015 2:05 pm Sounds like you've come out reasonably unscathed in the footings cost lottery. Hopefully the won't strike too much rock. We have P/H2-D, and the engineer has specified 300 wide x 900mm deep beams. For a 300m2 house, they've charged $20k plus another $5k in soil removal. Another builder had been talking more around $50k for this sort of footing. Re: Footing/soil question 5May 20, 2015 2:26 pm Yes we have thankfully! Very strange though as our neighbours soil is H1-big difference over the space of 40m! i think they are cutting 1m out and filling the other side up by 200mm. they hit rock in the centre of what will be the house at 1.4m, 1.75 in the back yard and 2.25 in the front yard where the driveway will be. ours is 290m2, 820m2 block. I think some other builders that do fixed price packaging told us they add in 40-50k for footings-glad we chose not to go with them. Ive heard back from the builder who advised that our footings estimation is, wait for it............ $42k!!!!! AHHHHHH!!!! He said that if we can get the controlled fill certificate from the developer it could bring it down to roughly the price estimated on our quote ($28k) or just under. I received the fill certificate and sent it off straight away. I think we need all the luck we can get right now to bring this cost down!!!! Hopefully Homestead will reduce your footings cost with the fill certificate. We bought a land in Klemzig and is currently waiting for our soil test result. *fingers crossed*. Our neighbour paid $47k for her 180m2 house, but having said that, Klemzig (or rather the northeastern suburbs) are known for highly reactive soil. Praying hard for you. All 4 have agreed to use our soil test (done via Distinctive Homes) for a fixed footings quote. Our footings quote has come in at $26,585 which is below allowance! BUT they have added a few extras like soil removal (extra $1877, being $5377 which seems like quite a lot for soil removal (184 tonnes)) and extra service lines $550.00. Re soil removal, when I was talking to D at Homestead, he told me that I can hire someone else to remove the excess soil - usually cheaper. D was happy to provide me with a contact if I wish to proceed with Homestead Homes. Im guessing it depends on how busy the company they use is? We are having this dilemma with our drawings coming back. It took a month to get the first draft back because they have to "get it to it" with all their others on the pile. Now we have amended them, were waiting for them to come back so we can go to working drawings! I hope it wont take another month again! My holes are around 450mm deep which I'll put a 200mm stirrup into. The bottom of these holes seem firm enough. … 0 1547 |
