Make sure you double/triple check your final working drawings, down to the finest details. A friend was building a house where she has a double sliding door opening to the alfresco area. On the final drawings, the builder included a pillar right in the middle of the double sliding door and she didn't notice before it was too late. Now she has a pillar in the middle of the opening to her alfresco area -_- Our soil report has came back H1-D. We made some changes to our plan so they need to recalculate/redesign the footings. Mine was H1-D aswell but not nearly as much. We saved costs by having a compaction report from the developer! Do you have this too? I would die if that was the cost of my footings! What size is your home? I will double and triple check every detail. I have been up at night going through everything in my head making sure all is correct, so now i worry i might miss something when we sign tomorrow. Re: Footing/soil question 24Jul 14, 2015 3:19 pm Don't think we have a compaction report because our block is a subdivided land by a private owner. $45k is the total amount of site cost. Our house is 220m2. From what I have understood, builders included a relatively minimal footings allowance in their basic quote, and then add on extra allowance. For us, the builder inclusion for about $20k and the extra allowance is $25k. Can't do much about it unfortunately. Just imagine walking through the house when you are looking at your drawings, I've heard that it helps picking up major things. We are currently in council. We done our exterior selections yesterday and have tiles on Friday. They have advised us that we wont be doing internal selections until after council approval. I guess they want to make sure that the drawings are approved by council prior to internal selections so that they don't have to make changes if council requires alteration to the drawings. Submitted application online on Monday and PAE council acknowledged that the paperwork has been received and lodged yesterday. Will be hunting for cheap tiles while waiting for council approval, hopefully swiftly. We are with the encumbrance department. Last week we got a response and had to extend the verandah width by 760 so plans have to be redrawn and resubmitted then to the council for approvals. Let me know if you find some cheap tiles. I got a quote from Beaumont tiles for 600x600 rectified tile for $5000 (not including installation) . Re: Footing/soil question 29Aug 24, 2015 1:38 pm Hello! Ah yes, I remember the admin phase. Awful! Took us 10 months from time we put our deposit down to site scrape. And we weren't waiting for any land titling or settlement whatever as we owned the land for years! Jin, your footings were probably more because you're doing KDR (?) If it makes you feel better, we paid $37 for our footings. I don't know what the builder allowed ... don't think they had any 'allowance'. Before that we paid about $15k to level and retain our block because we didn't want a cut-and-fill that would have made our house go down in a hole. Both our neighbours have cut-and-fill and are down in a hole. Our soil is P E-D (extremely reactive with possibility of movement up to 75mm). Are you going to keep this thread going? We got 75m2 polished rectified 600x600 tiles and 75m2 twist pile carpet, supplied and installed for $9k. Italia Ceramics just had a huge sales over the weekend. Got our outdoor tiles for $13.50 per m2. It was 300x300 porcelain tile. Otherwise, try LJ tiles on north east road, I remember seeing $15 per m2 600x600 polished rectified porcelain tile. Also Italia Ceramics clearance store off Glynburn road (Provident St?), they have quite some cheap tiles there too. My holes are around 450mm deep which I'll put a 200mm stirrup into. The bottom of these holes seem firm enough. … 0 3343 |
