Browse Forums Building A New House 1 Apr 29, 2015 8:18 am Just wondering if anyone that hired independent building inspectors actually had anything major brought to their attention that the builder had missed? Not talking trivial cosmetic issues, as I'm not about to pay anyone $$$$ to tell me there is dirt on the sill. I ask because it's been a debate between myself and my father who is a Gold Coast Custom Builder. His thoughts are... the inspectors that the builders use still have to do a proper assessment as it's their arse on the line just as much as the builders. Also, the builder has to cover any issues for so many years so even if there was a problem, the builder would have to return to fix it. Re: A Q For Those That Hired Building Inspectors... 2Apr 29, 2015 8:32 am I'm really only posting to follow, but a couple of things...We've only had one inspection so far and they found no problems, in fact they found the opposite, they said our slab was above average and they were impressed with the trades so far. To me, that's just as useful information as if they were saying it was terrible - it's still giving me information about the quality of the builder and reassuring me that it's going well so far. Also, if you have a builder in the family they can help you spot issues I guess? For us, it's our first house, first time building, and we have no family/friends resources here to use to help us out, so I decided to use an inspector for my own sanity. My reasoning was, if I didn't and something *did* go wrong, I'd be kicking myself for not using one. Better to be safe than sorry! If I was building in NZ and had my tradie family around, I probably wouldn't use one either. But my Dad recommended that we do for our own peace of mind. We are using K-Spec, who are based on the Gold Coast but cover most of SEQ. I mean.. it's a matter of calling the builder and getting it sorted. Because its a lot of hassle and stress to try to get it fixed later - better to do it now? Also, I feel like just knowing an inspector has been contracted might make them a bit more careful in the first place. I dunno, we decided that $1500 now is worth the reassurance. It would depend on your individual situation I guess. It's assurance to pick out faults as they happen, with someone independent going against what the SS, or other tradies are trying to say are all above board, and trying to avoid such problems as that poor guy's come across. Building a house should be an enjoyable and exciting experience in my opinion, not a complete nightmare. If you've got builders in the family, or close friends with builders just to have a second look over, then there probably isn't as much need for a private inspector, but for those who aren't familiar with any of the trade, and have no one to turn to, it can end up quite the battle with SS slacking off, telling you everything is how it should be. Who's to say they aren't also working in with the builders inspectors? Or doing something different behind the scenes? Not all builds go smoothly, and there's been a lot of horror stories with builders, regardless if it's the builders reputation on the line or not. Mistakes can happen too, a second set of eyes is always better than one to make sure nothing is missed. It's not a small car purchase where you're doing a quick walk around to find any dints or scratches, it's a life long investment for some - so you want everything done right from the get go. This was my main reason really, yeah. I like to think I have a good eye for detail but when you don't even know what to look for, where do you start? In QLD inspectors are regulated which helps too. My rear neighbour has been in the industry himself for 20 years and is kicking himself for not getting an inspector because he's had so many problems and so many battles with his SS - he wished he had backup.
