The report states that there is a tree on the nature strip and because it's so big it comes with a 12 meter tree protection zone (it's a big paperbark tree) as per Australian standard and council regulations. The tree protection zone basically covers 1/3 of the entire townhouse at the front (it's a two lot subdivision). Could anyone with similar experience with tree protection zones please help me out with a few questions: 1. Is this going to be a show stopper as far as planning permit is concerned? Would council reject our development proposal purely based on the fact that 1/3 of the townhouse sits within the tree protection zone of the massive paperbark. 2. Arborist also recommended suspended slab foundation for 1/3 of the house which sits within the tree protection zone. The area within the tree protection zone is about 80sqm approximately and the foundation for the property is about 220sqm in area. Does anyone know how much extra a suspended slab costs in comparison to the standard slab on ground? My architect said suspended slab is about double the cost of standard raft slab, is this correct?
