I thought of doing them myself too but then i have got an endless list of DIY things like decking, display panels around tvs, feature display cabinets, privacy screens on fence which i plan to design and and make myself, all landscaping and so on so thought it better to get some work done from henley. I am doing a lot more than you Whole floor tiling, carpet, facade feature wall tiling, Driveway, path, landscape, fencing, alfresco, interior, wallpapers etc... but i will get it done by experienced tradies. I think its another 15-20k on top. I'm doing all that as well.... I was only talking about things that I'm doing by myself. A lot of stuff is still pending as time flew very quickly and i had quite a few structural changes. So, booked another one for 23rd June. next week. I have got all the prices now. Base price of house - 221000 Sitecost and other important things like NBN, Recucled water, bushfire and OH&S etc..= 24000 Upgrades = 35000 Its coming to House Price = 280,000 Land Price = 200,000 After handover = $50,000 (Fencing + Concrete or paving + Landscaping + clothesline + antenna + Furniture + Facade improvements + Decking + Backyard. It all comes to 530000 final house of single story 32 squares 30kms away from main melbourne city. I wanted it below 500,000 but cant compromise with our living standard for the next 10 years minimum. What do you guys think? Am i spending a lot with upgrades or house/land? or is it normal? No, didn't negotiate anything as everything went wrong from the start. It was at 9am and we were like 15 minutes late. Then he came out 5-10 minutes late and then our admin did some stuff-up with structural changes and upgrades. Its still not final but we are near From the top of my mind 1 - alfresco brick pier 2 - 5 star heating upgrade 3 - Whole Kitchen is an upgrade from design to material and colour. 4 - timber windows to front facade 5 - Satinlite glass to bathroom and ensuite windows in lieu of glass. its $580 so thinking of getting rid of it and do something later, what you recommend? 6 - All taps and locks everywhere in the house are upgrades. 7 - Both Toilet Seats 8 - Double Vanity in bathroom instead of one. (let me know if its not a good idea) 9 - Duct rangehood through the roof 10 - Laundry Overhead Cabinets and Tiling Upgrade 11 - Towel ladder in bathroom too 12 - Gloss cabinets in all wet areas except laundry 13 - Wall Tiles in all wet areas - category 2. 14 - Additional wall tiles in wet areas upto the ceiling 15 - feature wall tiles in wet areas except laundry 16 - Category 3 floor tiles to wet areas 17 - Supreme electrical pack 18 - 1 extra exhaust fan for laundry 19 - Intercom - thinking to get rid of this too 20 - fridge water point 21 - Glass doors for laundry, pantry and double doors for theater. We're just putting vanetions or plantation shutters (later down the track if the plantation) over the ensuite windows, couldn't justify spending the extra for them. 8 - Double Vanity in bathroom instead of one. (let me know if its not a good idea) Not sure what your thinking is behind that one though? Usually you have the double vanity in the ensuite, but the main bathroom is usually just shared, or used by kids / guests. Personally I'd just leave that as standard. This is what it looks like without ceiling high tiles. Doesn't look bad, but it's just not as luxurious. We had a list of must haves like extended alfresco and extended garage and a list of wants. We dropped a few wants at tender but I kept some too, like a couple of Windsor timber internal doors and double waterfall edges on the kitchen island. we upgraded to cat 2 floor tiles only and kept cat 1 for the walls and didn't bother going to the ceiling. We had a list of must haves like extended alfresco and extended garage and a list of wants. We dropped a few wants at tender but I kept some too, like a couple of Windsor timber internal doors and double waterfall edges on the kitchen island. we upgraded to cat 2 floor tiles only and kept cat 1 for the walls and didn't bother going to the ceiling. I don't spend enough time in the bath room to care but will be in the kitchen/living area nearly all day - so it has to be nice Fantastic. Yeah, i think i will drop wall tiles upto ceilings upgrade. Its $750 for all wet areas. Cat 2 floor tiles only comes in ceramics by henley. porcelain tiles starts from cat 3. where are you getting internal timber doors installed? It also includes: 4 batten lights and switches 3 dimmer switches (which i dont need) 3 2way switches 4 external junction boxes 3 flood lights 1 fluorescent light ( i dont think i need this too or may be) Is it worth spending $5000 on this stuff? i really need near led lights but i think its cheaper to get from outside later after handover. We're adding anything else extra after hand over - works out cheaper in my opinion. Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond.
