Browse Forums Building A New House 1 Apr 13, 2015 8:22 pm After browsing around the homeone forum for a while now, I'm excited to start my own thread following the build of our home - Henley Monaco Lux Q2, Broadway facade. We are building in Diggers Rest, North/West Melbourne. We are really looking forward to the journey!! ^_^ Here are a few pictures following our colour appointment today, with brief descriptions (to help if you like any of the choices). Land is due to title in a months time, tender is at the end of May, and Contract signing is 26 June. Build to commence in July. External "Tan" Scheme - we've upgraded to Off White Mortar. We thought about doing our own flooring (laminate timber) for aaaaaaaages. It was a headache! In the end, we got a few quotes and it ended up costing around about the same for the product & the labour (for the product we were looking at anyway). Obviously it would work out cheaper if we just bought the product and lay it ourselves. I don't seriously think it's worth the hassel, unless you lay the flooring yourself. With that, you need to ask Henley to leave the skirts, so you can lay the floor and put the skirts on yourself... you then need to nail them in and putty and paint (something a professional needs to do, unless you know what you're doing). Or, you can ask Henley to keep the skirts on, and just put on the beading after laying the floor (I personally do not like this look). The risk you run as well is that the floor may not be 100% level - and this can cost extra if you go external. It's up to you in the end - if you have connections with people who can do it for you, or if you know what you're doing, it's worth doing yourself as you'll save money. For us, that wasn't the case so we're just going through Henley. We had Patrizia, she was lovely!!! Then we found out the actual prices for those categories at the info sessions and thats when we started looking elsewhere. We finally got one quote back yesterday from a flooring company and it seems comparable. I think we just have to stick with Cat 1 for both, but I just can't remember what they looked like now. I think it's really easy to get swept up in all the amazing choices that they have on offer. I find out end of next week what my preliminary site costs are so at least I will know roughly my budget before tender. Our builder has to have that done before tender, so we know the costs. Henley won't access until settle, and land developer won't allow access until settlement (due to OHS apparently). So, because we are not going with fixed costs, we cannot do our tender until 2 weeks after settlement - to allow time for soil results. Then, 4 weeks after tender is contract. Then, 4-6 weeks after contract, building commences. Such a process lol. They must be really strict (which is a good thing I guess). My home build was so quick in the start everything and then after almost all money was paid after fixing stage nothing has happened. Imagine paying almost whole mortgage and house sitting unfinished with nothing happening from almost 6 weeks.
