Browse Forums Building A New House 1 Apr 09, 2015 1:21 pm Hi all, looking for some feedback from some inspired members to help / suggest the best thing to do. We've decided on the Oleria house from Sekisui house, but we're trying to find the best way to break it down / lay it out on our sloping block. We're trying to avoid to much cut, drop edge beams and retaining walls. Any input would be more than appreciated (I've spent months racking my brain) Here are 5 alternatives I've come up with so far, basically we are up the top of a hill, with the slope rising to the back left corner of the block. I'll give a brief description of each layout. 1. This is the simple layout with the first level having the main bedroom, entrance and garage Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 2. This is the Oleria No2 layout, lends itself to better layout of stairs Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 3. Just the garage and entrance are on the bottom level and the rest of the house on one level. The house is slightly sloped too to reduce cut and give better views from the outdoor area. Here the house is dissected a bit, the garage is now next to the main bedroom and the entrance has stairs leading to the house which is all on one floor. Have no wise words about the most cost effective but the inclusion of stairs will give the entry a little bit of drama, would also give an awesome raised deck opportunity off your living areas! What about stairs to the minor bedrooms in plan 4? You could keep the same roof line by increasing the ceiling height in the living areas to match the raised bedroom wing. Re: Help with home layout on block 3Apr 09, 2015 2:26 pm Thanks for the suggestion, yeah we're under the impression we'll get more back yard and better views from our house keeping the house aligned to the west fence. I've considered stairs to the back bedrooms, my wife was a little concerned though as we have a 2 and 4 year old but I tried explaining it would be alright. The other thing too is if someone needed to use the toilet they would have to climb stairs.... Either that or perhaps just stairs to the bathroom and back two bedrooms, not the toilet and bed 2. I was thinking stairs into that whole bedroom wing (from the family room!) The doors can’t open past 90 degrees and it’s difficult and maybe impossible to remove drawers 2 15609 Thanks for the suggestion. The space between shower and sinks was too tight. I agree about the toilet location. So I have tried two other options: The lower one is… 3 6144 Possibly both depending on the sizing. Idea of working from the centre is that you dont have a 20mm thin tile at one end and a 400mm at the other end. A quick search on… 3 8423 |
