My thoughts; - Are you planning on using your Garage door to get into the house? If so , would it bother you to have to walk through your laundry? - Assume the highlight window in Bed 1 is high enough above the bed not to bother you. - Ground floor powder room - is this big enough? assume you don't have young children that you might need to 'help' or potentially disabled visitors that might need more space. - Agree with previous comment - you might have issues with the council with light & ventilation in your theatre. The only two changes I'd be inclined to make is to increase the lower floor powder room size to include a shower. That whole floor could then be considered fully self contained! And maybe swing the external staircase 90 deg so it runs alongside the retaining wall from the balcony off the dining. Otherwise you have to go through the two pool gates to get up there, on the basis you'd use that as an access way to the backyard more than as an access way to the pool. Thanks. By lower floor do you mean the middle floor or the theatre level? When would you for see the shower being used do you think? Not sure of your family dynamics but with four kids two showers isn't enough all of the time, moreso when you have guests as it affords the actual residents no loss of amenity. I'd also rather a separate third shower than my ensuite having to be relied on! Given the size of your house I'd also be expecting to see three full bathroom facilities, so purely thinking of resale You'd be able to utilise your retaining wall as a wall to your stair too, save on two lots of railings! The way its currently positioned it will block a lot of light into the lower ground floor. Bringing in groceries will most likely have to come through the front door. - Looking at options to add a shower to the theatre level powder room. Will draw something soon. Good idea. - I will have to look at options for blacking out a window completely for the theatre as I think it is a good idea to add one rather than try and push it through as uninhabitable. It's a truly impressive project you've got going there, and I can see a lot of hard work has gone into it. Re: New house build - stuck on plans 15Apr 10, 2015 1:35 pm From a thermal perspective, along with getting your zoning right for both winter & summer, one thing I'd be looking at is the levels of W facing glazing, to reduce summer heat gain. So unless you have a large stand of tall trees in this direction, or neighbours that will shade you, I'd try to minimise your western windows. The ones that stand out are the larger windows, the W window in the bathroom on the top floor, & the W facing window in bed 1. If you'd like to keep these windows you may want to investigate glass treatments, such as low-e glazing, which can be quite effective at reducing solar gain. Though obviously not as effective as eliminating these windows all together, or minimising their size. Re: New house build - stuck on plans 16Apr 12, 2015 4:08 pm Thanks for all your help so far. There have been some great points and suggestions which I will be getting on to. Right now though I am trying to work my way through the 7.5m above natural ground design overlay for council planning and due to the 6.51m of fall between the front left corner and the rear right it means that there is a significant portion of the building above this level towards the rear right. Has anyone got any thoughts on any out of the box thoughts to get back closer to this level apart from reducing the internal ceiling height or excavating further? Open to all suggestions. Even considering raked ceilings etc. The current ceiling heights are 2.7m The plans at the beginning of this topic show sectional perspectives with the 7.5m line included as well as one of the 3D elevation perspectives showing the 7.5m line across the whole site in red. You could swap bed 4 and retreat, to get further away from the troublesome eastern edge. Perhaps you could build more out over the garage? Some additional thoughts (beyond what has been said already): What about a wet bar for the Home Theatre? Or somehow having the kitchenette closer? You will likely want sound insulation in the home theatre (assume you already have thought of this but just in case you haven't) and what about a cofferred ceiling with dimmable lighting? Your entry way looks really wide but when the stairs are added in makes it feel less impressive. Maybe it's all relative, but could you steal some space from elsewhere (powder room area etc). Agree with others about extra bathrooms and windows for bathrooms (also a bug bear of mine when looking at houses). And... do you think maybe there are too many living areas? It seems as if there are way too many? (Unless you can think of uses for all of them of course!) Looks like a super amazing build. I won't ask about the panic/safe room Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days?
