Browse Forums Building A New House 1 Apr 08, 2015 10:19 am Well this will be the start of our build thread. We have been wanting to build another house for years. We built our existing house 14 years ago and we have outgrown it now with two teenagers so were wanting something bigger space wise both inside and out. Originally I wanted Acreage but the other half wasnt keen so we have settled for a large 870m block at Logan Village. Which is under contract subject to finance. I have always liked the Marcoola Plan was just a bit concerned about the darkness of the kitchen areas. We looked at some other plans which were a bit more environmentally sustainable but they were just too expensive for our budget so we are back with our first option and will just compromise on the light by potentially adding in some sky lights. We have gone with the Marcoola 30 because really we dont see much difference between the 30 and the 32 and we cant justify spending $13000 to get a bigger alfresco. The 25cm difference in a few of the rooms we arent worried about. Hoping the process goes quick because everything is being tied into the one loan and we need the building contract to get approval for the land. The Marcoola was the first design that drew me toward Coral, then the Stradbroke before finally settling on the Daydream. I love their designs. I like it because it seems quiet, has the walking tracks and is quite close to my work and easy access to bus for school for my boys. We actually were considering flipping the family and media around because one of the designs we loved had a large Kitchen, dining, lounge in a row... but have decided to stick with the Marcoola as is. We actually loved the Stradbroke too. I love the airy ness and lightness of that design, the only thing I didnt like was walking through kids area to get to the bathroom if you have guests and teh activity room was more a thoroughfare than a room. But for our block its just too long and is orientated the wrong way. North is the back of our block. The Daydream probably suits our block better orientation wise but I really dislike elements of that design, mostly the awkward pantry and the fact the family room (which will be my no tv, quiet room) and the media room (the loud xbox/movie room) back onto each other. Will get some photos up when the ball starts rolling. My home and the river is a nice estate! I was looking there before i decided to buy in Jimboomba woods. I'm guessing you are dealing with the sales consultants at Yarrabilba? I'm currently a step infront of you and am about to sign contracts and new home tender and Patrick has been great. Has kept me informed in regards to when soil tests were booked and when contracts will be back, not to mention keeping on track with our deadlines. One of the good things about there is that it is supposed to be a NBN fibre estate, and you are not in Yarrabilba either. Bpratt, yes I wouldnt live in Yarabilba its too small and full of rentals. The NBN was a nice enticement for my other half as we are big computer and internet users so going from a very crappy broadband to NBN capabilities sweetened the deal. Since he wasnt keen on moving anyway. We actually looked at Jimboomba Woods as well, which I loved but hubby was turned off by lawn... he doesnt want to spend all his free time mowing. Id personally love the open space. In saying that our 870m block is big enough for the house, a pool, the dogs and some garden so I guess i cant have it all. We went back out to the display today at North Lakes to count down lights so we go armed with our changes and extra things we want on Saturday to make sure everything is included. When you turn all the lights off in the display its a very dark cave. Trying to decide whether to put light tunnels in the contract or get done after? I've heard things are cheaper if you wait till after handover and source your own people. I just hate the thought of having stuff unfinished when we move in. Anyone else have any suggestions of additions we should consider? I'm the opposite i cant wait to mow/manicure the lawn. haha. Maybe little things you dont think of, for instance a tap in the fridge cavity for if/when you have a fridge with water and ice dispenser. Also a thing to look out for, coral do not do any concreting apart from the house slab, so driveway, alfresco and any paths are not included. They charge approx 120m2 to do the additional concreting where i have chosen to get a private contractor the day after handover and he will do it for 55m2. He has even provided a written quote so i can hand it into the bank for finance. Im sure alot of other people on here will be able to advise you of any little things the can recommend. A couple of the display home people have told me on several occasions that Yarabilba consists of around 70% investment properties, which means they are rentals. They told the average estate investment properties sit at around 30 - 40%. I pity those who invested in there, as they won't get as good a return on their investment, and I dare say a very high chance of property damage through the years. I wouldn't go anywhere that you could not get at least ADSL2+ ( this part of Jimboomba Woods NBN ready estate does not and appears will not get NBN fibre, even though over the back fence here does have it). On a 1 acre block on a decent ride on mower, it is not a problem... I used to mow most of 8 acres on our old 20 acre block with a ride on. A 1 acre block of lawn with house, gardens, shed, and pool on isn't all that much to do, and I dare say on your block a petrol push mower could be more work ! Hi ChanR, To my mind your block orientation with North to the rear is the best you can get, with the Marcoola 30 as shown on the Coral website, the alfresco and the living areas are on the north and east side of the house, which is nearly perfect. Re: Building a Coral Coolum 30 at Logan Village 15Apr 11, 2015 5:15 pm Well what you may have noticed from the change of title of this thread was that at the last minute we swapped designs. We went back up to the display on Thursday to count lights to give us an idea of how many downlights we might need and we decided it was just too dark and not enough air flow into the house. So we re-evaluated plans and decided to go with the Coolum 30. Which actually gives us a bigger house, extra room, for slightly less than the Marcoola! Win Win. We are really happy with the Coolum design. It is going to give us a proper Media Room, Kids have entire wing which we are adding a door to and they can access outside without tramping through the main living area, which is going to be great after swimming. It also has more windows into the main living areas for light and breezes. So we met with our Rep at Coral and went through the changes and additions, tried to think of everything. I had to give up my dream laundry at this stage as there was just no room for a bench but Ill investigate more options when we move in. Unfortunately we also had to get rid of having a facade as none of them fit on the block as its a tight squeeze anyway. So we are just going the Standard and will make it look pretty in other ways. Our Sales rep's going to get back to us on a few things, mostly the media room raised floor to see if they can do it and how much it will cost. He is also going to look at getting a fixed price contract for us so we can get the contract in 2 weeks from when we pay the deposit this week rather than waiting for soil testing to be done (which block wont be ready for, for another 4 weeks at least). Really really happy with our price at this stage, its at present $15000 under my budget Anything that can speed up the process is great and means we will get an answer from the bank sooner rather than later. As we arent selling our current home until we move into the next things have been a little bit more complicated and we cant get the loan approved till we have a contract signed on both the land and the house. So there she is on the block. We have 10 metres from the house wall of bedroom 4 to the boundary fence and then 8mtr from house wall near family room to the fence (as block widens more at the front). The entire easement space is 4m wide so even that alone is bigger than our current backyard. Which is plenty of space!! The pool will go right underneath the easement, and go Horizontal from bed 4 to fence. Pool is going to be 7m x 3.3m. Building the Plantation Retreat. We had land registration in February (supposed to be November) then waited 7 long weeks for council approval. Now hoping to start any day now Good luck with your build Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
