Browse Forums Building A New House 1 Apr 07, 2015 10:41 am Hi, Just a quick question to those who have completed their own earthworks for their build. Now our slab is down our builder is saying that once the drains have been installed we are responsible for completing the slab clean. This was never categorically stated when we signed so we thought that once the sand pad was done that was it. When we spoke to our earthworker he said that in 22 years of doing this job he has never been asked to do a slab clean and that normally the builders do it. Has anyone else had to complete this thmeselves or are our builders trying to pull a fast one? Re: Owner Earthworks - Slab Clean Query 3Apr 07, 2015 3:58 pm Thanks mgilla. I'm definitley going to query it with them. It didn't ring right when they said it but, whilst they never specifically mentioned it, there is a list of stuff in amongst all the paperwork that does say that the owner earthworker should level the pad etc once the slab is laid. I'm pretty sure that they'll wave this under our noses when we question it, which was why I hadn't said anything yet. But when our earthworker said that he'd never had to do it before (and he has worked with our builder previosuly as well!) alarms went off in my head! Re: Owner Earthworks - Slab Clean Query 4Apr 07, 2015 5:12 pm Cleaning the slab? or Leveling the pad? bit of difference there. Either way I dont see what there would be to do, the drainage is done before the slab and this is generally back filled and leveled by the drainer. Re: Owner Earthworks - Slab Clean Query 5Apr 07, 2015 5:22 pm Quote from email "Please note as your Earthworks were by owner you will also need to schedule your slab clean once the drains are complete. The slab clean is a scrape of the slab and site levelling (levelling around slab)." Slab went down a couple of weeks ago. Drains are being done this week (if the rain doesn't put them off) Re: Owner Earthworks - Slab Clean Query 6May 16, 2015 11:34 am Hi Nikkis I am building with 101 Residential and also have been told I have to do a 'slab clean' as I carried out the Earthworks myself. The slab has just been laid (yesterday), so just wondering how you went with your process after the drains got laid? Any advice or info would be appreciated Thanks, Re: Owner Earthworks - Slab Clean Query 7May 16, 2015 4:54 pm Congratulations on your slab!! Things got a bit moved round for us as the drainers kept getting delayed. Rather than delay brickwork they are now going to do the drains once bricks are complete. We just got out earthworker to come back and he sorted it out for us. Yes they ask to you rto do it when they're ready. 2 7191 There is no reason why building contract reconciliation cannot be done prior to handover, if the builder won't do it get someone to do it for you.
