The Emporio looks to be getting popular - I'm also just starting the journey with a KDR in Melbourne's Southeast surburbs. I'll been lurking a little and picked up some great tips from those of you ahead in the process (thank you!!) - there is SO much to take in and consider isn''t there? MchaelQ - we sound very much aligned as your initial post could come straight from my mouth (keyboard?) as to why we have chosen the ER430 and the starting list of changes. I am really interested in the fact you were able to delete the ensuite bath and increase the size of the other bedrooms - this is a brillant idea and one I'm interested in stealing lol Can you please tell me how much it was for that change? We have understairs storage at our current place and asked about it at our first session with the Sales Consultant - it was added into the plans for $300 (if I recall correctly) with access via the garage - no problems. It's kinda frustrating that it seems to be who, when and how you ask the right questions to get the answers - that's why these forums are SO great. I think my husband is already sick of me saying "On the forums they say..." We are off to our Cosham info session next weekend... can't wait as I'm getting stressed thinking about how we will make all the decisions. We are also considering a pool in the backyard which would need to go in first (for access reasons) so timing and planning is getting really critical to get right! If there is a void, might as well try to access it for storage. We've learnt so much about the process and included quite a few items as a result of this forum. Hopefully this minimises the number of post handover regrets! Re the modification, the cost was approx $500 which is good value considering the changes that need to be made to the drawings. Only real downside is that the Leisure room is 0.5m as a result of increasing bed 4 by the same amount. If you didn't want to do this, you could leave that side as is and increase beds 2 and 3 by 0.5m as a result of removing the bath from the ensuite. Do you have a copy of the changed plans that you could share with me? I'm interested in understanding how it changes the configuration of the bathroom as removing the bath must mean the shower or toilet move position as well? The other consideration is that you lose the linen cupboard. If you choose to retain the linen cupboard, bed 2 wont be square. Found Rhonnie to be enthusiastic and provided us with some well considered options. You should be fine. My advice is see if you like one of the boards as this will take a lot of the guesswork out of it. Also if there is a particular display that you like, you can always replicate the colors in your own build. There are folders at Cosham that contain all the color selections for all the displays. We chopped and changed between the Eclipse, Lancaster and Ultima facades and ultimately settled for the Lancaster with a couple of modifications. We are also considering those facades and the ultima is winning for me at the mo. After having visited Cosham I'm trying to visualise what the external schemes would look like (wish there was some simple free software as this is not a talent I have). What garage colour did you pick? Also thanks for the pic with your changed plans - spoke to my SC about it and she knew exactly what I mean (in fact I think we have the same one). I'm just trying to figure out if we want to make the change to both sides of the house - looks nicer at entrance to beds 3 & 4 but size of leisure is the trade off. We ended up going with the wood grain look garage door (Caoba) mainly to break it up a bit as we currently have a lot of face brickwork and aluminium windows. Glad you were able to make use of the changes, definitely fast-tracks the process. For us the trade off was a no brainer as we plan to use the 2 rear bedrooms so it's important for us they are the same size. You've also raised a valid point about having the entries aligned which we didn't really think about at the time. Upstairs will be carpeted. With so many manufacturers and colors, selecting a carpet shouldn't be a major hassle. Ground floor, we need something that's durable, considered laminates and looks like we'll now go with Bamboo. We like the look of the tri-colored bamboo often referred to as Australiana as it has variation unlike most other bamboo colors that tend to be very consistent.
