Browse Forums Building A New House 1 Apr 06, 2015 8:57 pm Hi All, After spending hours on this site, we have finally decided to start our own build thread to share the progress of our knockdown and rebuild project in the Eastern suburbs of Melbourne. We have learnt so much from reading about everyone's experiences and the tips we have picked up have been invaluable. Our journey started mid 2014 when we started looking at displays in the hope that we could decide on a floor plan and come up with a shortlist of builders. We looked at all the majors and kept coming back to Henley for 2 reasons: 1-Henley was the most transparent in terms of option pricing (I'm not a fan of smoke and mirrors so this was a major draw card) 2-A person in the area had a positive experience building with Henley and given the importance of having a competent site supervisor, this was another major factor, although there is no guarantee that we be allocated the same SS. We initially signed up for a single story home as we weren't keen on a double. However, the fact that our block is not large meant that we would be building boundary to boundary resulting in elevated site costs, not to mention, a tiny back yard. To maxmise the backyard for the kids, we started looking at double story homes, in particular the Henley Palace Q1. Around the same time, Mainvue launched their new promotion and that's how we stumbled across the Emporio range. We decided on the ER 430 which is a very similar design Palace Q1. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We are changing a number of items, the main ones being: - Delete bath from ensuite which enables us to increase the size of bedrooms 3 & 4 by 0.5m (now 3.5m x 3.5m). - Terracotta roof (unglazed). - Extend garage. - Boutique aluminium sliders - Increased height to 2.4m. - Raised ceiling height to 2720mm on ground floor and 2570mm on first floor - 600mm eaves ILO 450mm. - While the promo had timber windows to the facade, we opted for Aluminium windows throughout. - Windows are double glazed therefore some had to be changed to awning windows. - Splashback windows to the kitchen and butler's pantry. - Kitchen tower where a 2nd oven will be installed. - Blocking off the 2nd entry to butlers pantry to increase shelf space with the added bonus of a broom cupboard. - Base and overhead cupboards to the outer wall of the butler's pantry. To be completed post handover: -Flooring (bamboo and carpet). -cooling -shelving In relation to the facade, we steered clear of balconies to save $'s and maximize the size of the backyard. The demolition process can take some time and its important to have all your ducks lined up (allow 60-90 days) While the demolition company will obtain the demolition permit, the owner needs to organise a number of items: Electricity Abolishment - Apply to your distributor (not retailer) to abolish the electricity from the house - this can take up to 20 days work days. ($170) Gas Abolishment - Apply to your gas distributor to abolish the gas line - again, this can take up to 20 days ($0) Telecommunications Abolishment - Apply to your provider to remove land line, pay TV or cable services. ($0) Asset Protection Permit - Apply to Council for Asset Protection Permit - allow 10 days ($221 + $1500 bond) Engage Demolition Company - will take 2-4 weeks to obtain demolition permit depending on their relationship with the council. ($12k-$20k depending on a number of variables including size of home, access, amount of asbestos etc). Other items that need to be undertake around this time: Power Pit Installation - Apply to electricity distributor for a quote to install the underground power pit. They will endeavor to install the pit within 20 days of the payment being processed. ($1200 to $5k depending on whether the power line is on your side of the road. If the power line is on other side of the road, they'll need to bore under the road to reach your property and the cost will be at least $3k). Cut and Cap the Sewer - Believe most volume builders require this to be done. Can you tell me what boutique aluminium sliders are? Any different from the downgrade to aluminium sliders? Thanks Hi Tudu, The Boutique sliders have a thicker frame (still made by A&L Windows). If you go onto the A&L website, you can see photos of the standard aluminium sliders and the Boutique. Im on a tiny 308sqm block but its all i could afford on a single wage. i have 1m on either side and 2m from the back wall to the fence so not too much room but cant do much about that! Re the gas service, they dug a hole in the nature strip to locate a gate valve which is where the supply to the property was turned off. Re: Mainvue Emporio ER430 - Knockdown and Rebuild 17Apr 16, 2015 10:15 pm Hi Michael - just revisiting the under stair storage issue with our house - it might be too late for us but may be viable for you still - we have to figure out pros v cost but - we originally were putting an access door to under stairs from laundry but then decided against it as it would get in the way, asked about coming from the garage but was told couldn't do it as it is a brick wall - but I stumbled on an old thread which looks like they have put an access door in through the garage, I will go find it again and post a pic. It is such a shame to waste the understair space as it is literally massive. I have never posted before so please forgive any mistakes. We are also doing a KDRB of an Emporio 430 in Melbourne Eastern suburbs. I thought that I would chip in a comment about access to the understairs. We argued a bit with them about it but they have agreed. Access is from the garage.
