PD provides 7 years structural warranty compared to 50 years from Henley for a raft slab. Even Boutique homes provides 25 years on their waffle slabs. Goody59, what slab protections do you suggest? Don't builders take measures to protect the slabs? I read thru quite a few pages of the forum thread goody59 mentioned. The drains need to be engineered and construction completed by builders as designed by the engineers. Even during construction, builders have site drainage requirements and slab protection. They are not allowed to let water pool up against slab inundating the sub slab soils to get saturated. So good drain design and placement and good site management using such methods such as tempory downpipes into storm water drains once roof is in place. Where I step in is as the owner is to protect my slab after handover with good landscaping practices to make sure water doesn't get under my slab. I will be placing a concrete apron 1 metre wide around my house that has a required fall away from the house and that apron will contain spoon drains that will drain surface water from path/apron into storm water drains and not just run off the path's edges onto the soils saturating the soils. It is like putting a broad rimmed hat on the slab. So just good landscaping practices. CSIRO have information on this procedure. Ideas can be taken from google of the issue. The extra steel will help reduce cracking of the slab. . . But if the extra steel means they reduce the depth of the concrete the slab may not be any stronger. Problems of soil heave will occur independantly of the strength or the amount of steel. With the recent legal issues that have been highlighted in the press most builder will now being more careful as their insurers won't want to be hit by claims. Henley provides 50 year structural warranty on both raft and waffle pod slabs, I am building with Henley and they have used waffle pod slab on mine with 50 year structural warranty for the house.
