We went by to look at the house yesterday and to get another quote for paving. Few things haven't been done so I'm sure that we will have the second PCI. Outstanding items as far as we could see: -- silicon seal -- grano for storage -- garage door (was told in advance that this won't be ready) -- touch up, repaint at several areas. -- roof tiles near the evap system need to be fixed We have found one good paving guy with a reasonable labor fee. He is recommended by a friend. Unfortunately, he doesn't seem to get trade price from brikmaker so the total cost of pavers is actually more than the labor. We might have to give it a pass if the paving guy yesterday can provide a good price on the paver. Atlas paver is suggested as an alternative to brikmaker. If someone has pavers and just needs a reasonable priced paving guy, i can recommend the first guy. I was exhausted because I can't stand for too long these days without back pain etc. SS paid attention to detail, which was good. We also pointed out couple of things. Other than the major stuff I mentioned above, it seems like the to do list is still quite long. We were told that they will aim to finish all these by the end of next week. I really hope that's the case (+/- few days). I certainly hope that we will get to second PCI at week of Oct 12 and key a the end of that week. This will work out perfect for our rental lease. We decided to go ahead initiating the final payment and trust the builder to complete the jobs when they handover the key. The rest will just rely on their after sale maintanance service and i'll report back how that goes. However, hubby doesn't like any of the plants (other than the kangaroo paws) given by the landscaping company. That's because all plants are not too water friendly. They have so many requirements before we can have them do the work as well. Eg: retic for irrigation system. If you have seen our front, there isn't much space at all for landscaping! We feel an irrigation system is simply overkilled. Also, the retic is underneath the driveway which is at the back for the house. It is exactly on the opposite of the house with the front garden tap. I assume it means we have to extend the retic pipe all the way to the front for connection? Again, this seems like too much extra $ and work for little gain. I might have missed your earlier post. I'm not an expert in irrigation, but for the size of your front, maybe consider drip irrigation? Especially if you do not plan to plant many plants or a large area of turf there? If the front retic is a requirement, then maybe checking with your local tradie for a basic system that would meet that requirement could be the way to go. We were not entitled to the developer's landscaping package as the lot was onsold to us from the original owners, so we engaged a landscaper ourselves to do the lot, including plants and rectic. We will be handling the verge treatments ourselves separately. When we do the verge, we will be going to the nurseries we came across in Gnangara (Tony and Sons), Landsdale and Beechboro areas as we found that they have a good variety of plants at reasonable prices. It is obvious that a front rectic is required but on our site plan, it is put underneath our driveway at the back labeled as land developer requirement. That rectic seems to be useless. I am now thinking not to have our contractor install it at all underneath the driveway. Good idea about the drip system. Hubby has done drip system for our current vege garden for the summer months so i think he might be able to do it himself. Believe it or not. They require us to have certain percentage of turf.....in fact, quite a large percentage. We are quite surprised about that. Thanks. We will go and check out those nurseries. I guess it would be hard for builder to include that while we are doing the paving after handover. Here is the original site plan. As you can see, our backyard garden will be on the other side of the house. To connect any irrigation system to there would require going underneath the garage and alfresco. To me, the retic underneath the driveway is useless. Now, we just have to think of a suitable place for it. BTW, we have decided to pave a walkway from the porch to the "lonely gate" so it isn't much landscaping to do in the front anymore. Just thought you might be interested to know the cost. The paving contractor will install them for us. The concretor will also install the other one under the driveway. I have only gotten few minutes. Busy with the new born. We have our second PCI on Monday. There are still a few minor touch up, such as the manhole is yet to be painted. SS will try to arrange it this week. Otherwise, we will just have to do it ourselves after handover. The bank has processed the last payment so we decided to sign off and get the key. We just need time to finish the rest of the house and move in ASAP. Rental lease is up as well. It is going to be hectic! Everything just has to be happened all at once. I'll report back more later.
