I'm wishing for an 'independent' hobby room to be tacked onto the side of my double, with its own access from the backyard. Not sure of building requirements of doing that but I could call it a 3rd garage/storage room and then convert it after the build if need be. Henley quoted us $5,000 for an extra half garage, $10,000 for full third garage. You may be up for a bit extra for another hip and valley in the roof as the front wall is set further back. Re: Adding 3rd garage/storage to double garage design 5Apr 06, 2015 5:50 pm Hi. Not sure what state/ area you're in, but i would also check with your local council to make sure 3rd garage is allowed. Many councils have rules re width. For example this is my local council rule. Garages facing a public place are to be no more than 6.5 metres in width nor extend across more than 50%of the property frontage, whichever is the lesser. It doesn't mean you cant have one just that it would have to be applied for with your application as a deviation. So if there's windows across the front, then there shouldn't be much trouble. In our house, council at first wanted us to take the extra width off, but on account of setback to the corner street, and didn't seem worried about garage width as such. But then in describing what it was to be used for - bikes, storage, workbench etc, they were more supportive of the concept, and ended up passing it. As someone else has said you might pay more for changes to the roof line. Our custom plan has quite a few more kinks (very technical term there haha) than the standard plan and we are paying about $3,500 more for the roof. But again, like what some of the other guys here said, it might be a lot less hassle to just get your builder to do it since they'll be able to get it checked out and inspected and rated for safety and all that. Depends on what you're going to use the room for I guess? Just shop around and pick out the best rates from your local construction people and make sure you get your council approval too!
