Browse Forums Building A New House 1 Apr 06, 2015 2:06 pm Well after lurking and following the Henley thread we are just about to start building our next home! We started this process in June last year, our son was diagnosed with CP and we needed to move into a 1 story house. So we sold our house in October 14' and moved into a tiny tiny apartment at my husbands work to save the last 15k we needed to build our next home. We knew the house we wanted - I have had my eye on it for a few years! November 14 we put a deposit on a block of land at Brentwood Forest (the last block that would fit our house) and we are about to settle next month! I'm hoping they will break ground by July, but we still have some changes to make to our tender after soil testing (hopefully end of April?). Here is our floor plan. Our changes have been superficial internal changes mostly, except we have extended the alfresco in line with the garage wall and it will return in an L shape along the dining room. The L portion of the alfresco will be a steel pergola (for Bougainvillia), and the roof will cover the main section. We've also removed one of the theatre room windows. The Carmelle is a great floor plan, it was our first choice before we decided we couldn't afford it and dropped down to the breakthrough range. your alfresco changes sound lovely! And that flooring is gorgeous If your land settles next month hopefully you get commencement by July, as long as you've started locking in everything else that shouldn't be too much trouble. Did Henley charge you much to extend your alfresco? We're thinking of going the standard, and then doing our own DIY decking down to the garage and the end of the theatre after hand over to try save costs. Apparently there's no point because our site costs will change once soil testing is done? So we hope to sign after that when we have site costs. They quoted us an extra $6000 to fix prior to the soil test and seemed to say it wouldn't really be fixed anyway! So we're waiting on our developer to let us in to do that. Grand Alfresco to bring it out in line with the garage was only about 3k but to have them roof the entire Alfresco in an L shape was 6k and then to have it extend down both sides which was the veranda option to the top of the media room was 8k. But we couldn't justify the combined cost of roofing and concreting the floor I would have loved it but we had to play the 'this, not that game'. Air conditioning won. We got in before the price rise so the base was only $216k and with everything except concrete (external) our 'final' pending soil test is $270k. So I think we're sticking to the average fairly ok. I'm going to get rid of them, the insinkerator, the skylight & the soft close mechanism (bub was young when we put that in and has got the hang of cupboards now). Just sick of our current vacuum, it struggles to pick up crumbs off floorboards! Figured it'd make things a lot easier, especially having a vac pan you can just sweep into. The intercom will just be for the front door with a monitor in or near the kitchen. We haven't signed our contract yet because we haven't soil tested, but other people seemed to have signed and done colour selection prior to soil test and land titles. Should we just sign & proceed?
