Browse Forums Building A New House 1 Jun 02, 2015 12:10 am Hello Everyone! A Little bit about ourselves : Me 24, Student and DH 30, Manager. Living in Roxy atm but want to move either up north to the newer Estates or west near Tarneit , Truganina. We have a Lab and an Eckie. So a garden is definitely a must for us. After a year of searching through this forum me and DH decided to build our first home. So many Builders to choose from, and the floorplans I liked a year ago aren't even available anymore bummer From reading all the reviews Carlisle seems really positive, but I can't seem to find the right floorplan with them. On the other hand I found 2 floorplans from PD I really liked. Next week we will go and visit their Display again and might pay a deposit. We want to go with the House and Land Package if possible. UPDATE : After going through the Drysdale and Dunedin, and seeing the H&L packages, due to the small sized backyards offered from the H&L we decide to look for a land instead. And we found one that was already titled, we are very happy with it, last week we signed the contracts just waiting for Settlement in august. We decided to go with Carlisle, I had my eye on the Atlantique, but DH wanted a double storey instead, we looked at the Montclair, Milano and Sorrento. And chose the Sorrento 39 Yesterday we paid our deposit We are going with the Jamison facade (with different colours of course) Upgrades : - Ref. cooling - 2400 alum. doors to alfresco - Coffee machine tower (without the machine) - Water to fridge - Fireplace into lounge - Timber staircase (might not do it) - Feature Bulkhead to living - TerraCotta roof tiles - Doors to study - Door to entry/kitchen - Hinged door to laundry with small sliding window (for doggie door) - WIR Towers - 2x610 wide window to WIR facade - 1100mm garage with rear roller door (might leave the roller out) Other things we thought : - Doors to lounge ... viewtopic.php?f=31&t=77699 House Deposit : 13th June C. On the other hand, it's worth looking at designs so you can work out which blocks you prefer. Your changes seem quite minor. On the first one, be careful that in removing the linen cupboard you don't lose too much storage. If the robe storage could be useful in your studio, I'd be tempted to leave it as original, and just use it as a studio. In the 2nd one, you're looking at having a Family Room, Rumpus, Home Theatre, Games Hall and Media Room, but only three bedrooms?? It suggests a maximum of 4 occupants, and then there are more living spaces than there are people in the house. It may suit your needs, but may not work out so well if you need to sell. Also, a second basin probably isn't that much extra benefit when neither can be used while someone's in the shower. An advantage of your change is that you can get a window into the toilet, but ideally there also be be a basin accessible from the toilet while the shower's in use. Re: Our First Home 3Jun 04, 2015 9:19 pm You are right OneJohn we wanted to turn the Games Hall /Media into a Guest bedroom. So there will be still 4 bedrooms. At the moment we are thinking of going with a double storey might be even better.Everything will be decided this week. I'll be posting more when I know. viewtopic.php?f=31&t=77699 House Deposit : 13th June C. Good choice! Your situation as similar to mine and my hubby's. We started off looking and only wanting a single storey then ended up with a double. Haha I like the facade you chose. I think it's one of the most popular ones. Personally, I like the brown roof scheme you have more than the black one. But I think you need to break it up with some lighter colours. Thank you so much for sharing the upgrade cost. It is very helpful for us. There are quite a few things we have to give a second thought as they are above our budget. Were you pushed to sign the tender document on the same day? Just wondering if it is an option to take the list away to think about it. Did you select the double glazing in the end? I am sure it is good to have but we are a bit hesitating now as it is more expensive than we expected. I hope our tender will be as good. Fingers crossed. Thanks Mellily, we were actually finished within an hour, we did just few changes and they printed out a new document. We weren't really rushed. But I did had still some few things I wanted to be change or added, like a feature paint colour in the lounge but I couldn't make my mind up. She told us that we still have 2 weeks before Contract signing and that they will send it to us so we don't have to go to Spectra. So I will be emailing my CLE today and will make few more changes. If they say I can't change anymore then I'll call the management. I'm still a bit upset, our Sales Con. said we will have a November start now at Tender they said December, meaning maybe 1 week work and the rest starts again in January viewtopic.php?f=31&t=77699 House Deposit : 13th June C.
