How is the noise level and thermal qualities of the construction method. What were the lessons learnt from the first time that you would apply to a second time around with BTH or would you go with another builder. Any experience opinions will be greatly appreciated. Re: Ben Trager Homes - End Product Opinion 3Dec 02, 2015 2:11 pm I had handover on the 23rd Oct with BTH, would I recommend them, no, not after my experience, but that is my opinion and I hope others have a better experience with them. I was booked inf or my first PCI back on the 12th Aug and my house was meant to be handed over on the 24th Aug, or there abouts, I ended up having 3 PCI's and they still handed the house over with 16 outstanding items which are still being resolved. Structurally I like my house, it's functional, I get lots of compliments, but BTH's seemed to just not care about trying to finish them off as nicely as the display home. I really like the fact the sales guy walked me through a display home and pointed out everything that was going to be included in my home and the things that wouldn't be so I knew straight away what I was in for. My pre-start process was ok, I had a lady who was new to the company and struggled with some of it, there are things in my house that are poorly placed and I feel if someone had more experience they'd have picked up on them. I also have design issues with my house that the area manager picked up on after the house was built and was like that should never have gotten through, stuff that I wouldn't have picked up on because I don't design houses! I've had many arguments with my SS over what is expected in my finished home, my building inspector had arguments with my SS over what is required standards. My CLO cares, well I feel like she does, but she has told me the whole way through well since she became my CLO, that she has struggled to get the SS's to do what is expected. The finished product to me isn't great, poor paint job, which is being looked at on Friday, filthy house, there was piles of dirt in the house, so they'd swept it, and then left the piles of dirt, not to mention filthy toilets that had wee and poo marks all over them.. Noise wise it seems okay, I have a bus that goes down my street and I can hear it from my bedroom but I have my windows open and I'm on the street, otherwise upstairs seems okay.. it gets warmer than I expected since I thought they said it was meant to better than brick thermal wise.. but it cools down quick enough when I open a window or put on the air con. I feel like the trades just have no pride in their work and perhaps the SS's can't control them, but other building companies don't seem the have the issue. I think BTH's would be better to have trades they have directly on their books and use 100% of the time, if they are bad get rid of them, it makes me mad that my SS would said a tradie let him down 3 or more times.. yet they still use them.. they need to start weeding out the bad trades.. When I signed on to BTH back in Dec 2013 there was no reviews for me to read, I hope this helps someone, I'll eventually do a thread about my build.. I just want the story to finish before I start it, so it can be a complete picture. Minimum overhang into gutter must be 50mm, turn down tool should not split the sheet. it seems wrong tool for the profile was used, the flashing cannot slope back.
