The wait is just killing when the SS told me in the last update that framers will start soon after.. Guess waiting is the only option... Before they start the next stage ? Or sooner than that ? Before they start the next stage ? Or sooner than that ? Pre pour: all issues were rectified at the spot. Framing: it took a week and half to rectify all issues. They take time to fix issues, but keep reminding them. They will fix all issues, it's just matter of time. Re: Building Monaco Lux Q1 with Henley Homes 64May 13, 2015 6:09 pm Next update from SS - framers started this Monday and supposed to be done before next Monday when we have an inspection booked with Darbecca 1 week for framing ?? Like really ??? I'm just a bit more nervous now... And when I asked the SS if that is the normal time for a single storey framing his response was - yes they take between 1-2 weeks and Darbecca will find the issues anyway Looks like I'm paying for Darbecca so that they can do mistakes and then come back to fix them later...can't wait for Saturday to go and have a look at what they've been doing.... Fingers crossed Build thread of our Monaco Lux Q1 - https://forum.homeone.com.au/viewtopic.php?f=31&t=76750 Update: Handover - 2 Sep Re: Building Monaco Lux Q1 with Henley Homes 65May 13, 2015 6:12 pm Our whole frame went up in 1 day and the roof trusses took only 1 or 2 more. So I'm sure you'll be fine it's amazing what a chippie swarm can do! Fingers crossed They only tell you more time then they actually take just in case. My frame went up in a day n half so there should b no reason for your one to take long offcourse weather permitting. Dont worry they will be very quick until after fixing stage. Most of money is paid to them after fixing stage is completed. Building Monaco Q2 with Henley in Wollert Re: Building Monaco Lux Q1 with Henley Homes 67May 14, 2015 9:18 am Thanks Folks.. Gives me some comfort having heard your experiences.. I thought it will be a lot of work to get the frame ready.. Dreamz - how has your overall experience been with Darbecca ? One of the friends who recently had some inspections was not very pleased.. Said they did pre plaster inspection in 10 mins and had the report ready in like next 30 mins and most of the defects were actually things the builder was supposed to doing in the next stage.... Hi confused, My experience with Darbecca has been great till now. There were not many issues with my preplaster as well but i think that was more due to builder improving on their workmanship once they know someone is inspecting. The issues he found in slab/ framing were ones i would have never picked up until something went wrong. So in my opinion it is worth it. It is more for peace of mind unless you understand building practices yourself. Builders keep on telling us oh we know what darbecca is going to pick up but the thing is why you give him a chance and not do everything properly in the first place. Goodluck Building Monaco Q2 with Henley in Wollert Re: Building Monaco Lux Q1 with Henley Homes 69May 14, 2015 9:42 pm Yea framing is super quick don't worry! All the frames are premanufactured and basically just need a lot of nailing and screws... The main part that the chippies need to be careful at is the bracing plan and putting the trusses on.. Re: Building Monaco Lux Q1 with Henley Homes 70May 14, 2015 9:50 pm Thanks Guys !! Rogue nails are not an issue unless they havnt been fixed properly or damage the integrity of the timber too much.... Re: Building Monaco Lux Q1 with Henley Homes 73May 16, 2015 10:44 pm Moving fast! Looking good, least there's only a few issues, surely easily all fixed. Re: Building Monaco Lux Q1 with Henley Homes 74May 16, 2015 10:56 pm Hoping it all gets fixed... Upset with some of that timber Mate.. Drove past Henley Ready Builts and couldn't resist going in to have a look at the quality of their frames... Without a second thought they use much better timber and a much better workmanship... Looking forward to the inspection and getting all of these issues sorted before we progress to the next stage... Doesn't look like there is any major issues with the frame... Plus he mentioned that this is an example of a Good frame - although it does have some issues.. Spoke to the SS and he was kind enough to mention that he will ensure everything is fixed before the next inspection Exactly what I would expect them to do Now eagerly waiting for the weekend - to go visit the progress So excited to see the roof go up Next stage completion booked for next week... That was one of the reasons I got an inspector - I just don't know what is good and what isn't. Does it *really* matter that that noggin has a big knot in it? Apparently not (pun only partly intended ). So the inspector helps to reassure you that your build is on the right track Awesome that you'll be at lockup in a week! I wish the builders used better inspectors saving us some money They are definitely useful and give you an assurance that things are going in the right direction... I wish I got smart enough to not need them someday lol... I see your build is coming along pretty well !! Hope you're enjoying the excitement I just noticed our doors & windows got fitted before they did the roof... not sure if there is any specific order they need to follow..
