You sound like your having as much trouble as we did! Our corner block is 19m by 31m (east-west lengthways) We wanted the kitchen/family area at the west side overlooking a lake, the alfresco on the northern side and the garage on the western corner. After 6 months of looking at display homes without success , we have decided we wouldnt be happy unless we went with a custom design. The extra cost is not that bad according to our preliminary quote and we believe will be worth it in the long run. If you didnt want to go that path, I think there were a couple of AVJngs homes with an alfresco on the side of the house (between lounge and some other room, looked OK). "Abode" perhaps? You would probably get sunlight for half the day if the alfresco was on the north east corner. There are a lot of homes like that. Good for lunch, not for dinner. Good luck with your search! Thanks for the links. I quite like Wisdom Homes but unfortunately none of their designs currently appeal. I'm happy with my original choice of a single storey home, but I'd like to see what else is out there. It seems however that there aren't really any good double storey designs for north facing side yards. The warning is on the sticker on the door too.
