The orientation of the block is important, as in the temperate and cooler climates you want to make the most of the northern sun in winter. 22sq is around 205m2. If the average width of the house is 10.5m, the house would end up nearly 20m long, which after a 6m front setback only leaves 4m for the backyard. You may want to check your council development plan to see if you can have any walls to the boundary, and what the restrictions are on that. If neighbours have already built, their use of the boundary may affect this as well. Basically, wit that lot width you are likely to end up with a corridor up the midde, and rooms either side up the length of it. The main differences are the order of the rooms. This will make your house lighter, & more comfortable in both winter & summer.
