I just got a piece of land 12.5 width and 30m length.
would you please suggest me nice plan and builder for house around 22sq with totoal spend no more than two five zero kilo please.
or any good web can get some idea about customise plan....thanks

You may get more help if you give your location, as that is quite relevant to builder choice.
The orientation of the block is important, as in the temperate and cooler climates you want to make the most of the northern sun in winter.
22sq is around 205m2. If the average width of the house is 10.5m, the house would end up nearly 20m long, which after a 6m front setback only leaves 4m for the backyard. You may want to check your council development plan to see if you can have any walls to the boundary, and what the restrictions are on that. If neighbours have already built, their use of the boundary may affect this as well.
Basically, wit that lot width you are likely to end up with a corridor up the midde, and rooms either side up the length of it. The main differences are the order of the rooms.

As oneJohn says, orientation is very important. You want your living areas to face north. This will make your house lighter, & more comfortable in both winter & summer. See this website,
If your living areas are out the back & you don't want a long central hallway you may want to investigate plans with a side entrance.
