Chromagen look pretty identical to Rinnai so hopefully they work just as well, you would think so given they are their supplier now. You can always put the kitchen controller in the pantry? Ours was supposed to be in the pantry but not enough room within the framework so is in kitchen but should look fine. Ducted vacs are probably better now than when we had ours. I swear by my Dysons now. For a single story should be good. Our ducted was not bag less and every time we emptied it the bag would get caught on the pipe work and break so we would have to vacuum our the vacuum. Drove me nuts! Ahh I didn't even think of the pantry. That might be a good option for us too. We're going to head down to the display home and make sure we've got everything down pat before tender. Ahh that'd have been a major pain in the a s s! I think they're ok now, Lisa's parents have one in their house and swear by it. I'm more excited about the vac-pan part of it too... will feel like a naughty kid just brushing everything straight off the bench. If you get a robo vac, we'll be curious to know how it is. We scored the jackpot with locking our site costs in. Our fixed site costs are $13,804 (not including OH&S and Surveyancing). Each hole dug on the soil test hit rock, and said there's possibility some may have needed blasting. Plus with our reactive soil, we've been upgraded to a raft slab which would have cost us approx $7k itself. He claims could have been potentially close to 40k in site costs if they weren't fixed. We're revising the tender doc at home making sure everythings 100%. We had a few extra unexpected items added to suit our energy ratings too. Pretty disapointed with some things though, couldn't raise the garage door due to beams, and couldn't raise entry way door without raising our ceiling heights. All up, here's a recap on all of our extras. • Estate guideline requirements (NBN, yarra valley water connection, bushfire levy, etc) • Double glazzed windows to all windows except stacker doors • Upgraded wall batts to R2.5 and R6.0 in the ceiling • Increase entry way width by 60mm to allow for 1200mm wide door (by moving the garage further out) • Moved Garage entry door to house from the entry way to the rear dining wall • Added 2040 x 1200mm wide INFWS pivot door with horizon handle. • Removed hanging rails from both dressing rooms • Increase garage to double plus garage with roller door. • Square set cornice to living areas and entry • Skirting boards left off for after hand over • Feature wall painted in Shipwreck. Kitchen bulkhead and entryway we'll paint ourselves after handover now. • Windsor internal door with translucent glass to butlers, laundry and garage doors. • Upgraded vanity basins to ensuite and powder • Added privacy locks to powder and bathroom • Upgraded heating unit to 4.8 star with network controller • Added double rebated jams to slider doors for future screens • Added full width pot drawers to rear bench • 40mm benchtop with waterfall on one side to kitchen • 40mm bencthop to ensuite • 70mm benchtop to powder • Extended wall tiles to ceiling in ensuite • Upgraded oven to Smeg on plinth • Upgraded kitchen colours to silk and crystal gloss • Black undermount black granite 900mm sink • Multi functional kitchen mixer tap • Deleted Dishwasher • Added fridge tap • 300mm x 580mm shower niche to ensuite • Ducted vacuum with vac pan • 8 Zone alarm system • Intercom • luxury lighting pack • Under cabinet lights to kitchen • Upgraded water system to instantanious gas with 3 controllers We have our electrical appointment on the 6th. I'll post up our lighting plan we've done shortly.. any feedback would be great. Got some good points from them in regards to lighting and how much light is needed for certain ears, how to light the bathrooms, info on how lights work etc. Here's what we've come up with for our lighting plan. Happy to hear any ones thoughts. We've tried to keep the downlights even and in straight lines from the entry too so nothing looks 'out of place'. Our house was $223 I think and finish tender was $320 so 100k over but our site costs made up about 40+ k of those costs. What facade did you pick and did you get eaves? With all extra, site costs, bush fire levy etc etc it's come to $270,690. Majority of it being site costs, bush fire levy, energy rating requirements and estate guideline requirements. About $33k of that for actual luxuries we've chosen. I'm expecting the price to go up a little after electrical appointment too.. but hopefully not much. Budgeting possible $2,500 for few extra lights, switches and tv points. We've stuck with the Broadway facade - looks like the pic a few pages back. The facade looked a little better than the standard Carmelle's facade, so we decided to keep it as is. We'll make it look a bit fancier with the stack stone. We've left eaves standard.. so they're out just around the front of the house,but then are pretty flush around the rest of the house. I'm probably most excited about the sink, especially after seeing them used on Reno Rumble. They look better than I thought they would. The powder room 70mm was quite cheap, so we figured why not. We're going to make the powder a bit more of a feature room in the house. 70mm fresh concrete bencthop, with a pendant on the opposite side of of the bench to the vanity. And probably going to do the walls in a seagrass wallpaper. We figured guests only really see the open living and the powder, so make them both a bit more special.
