We originally liked the Lexington, then soon as we walked through the Carmelle, we felt like we were at a resort with the alfresco being central. Wish we were getting the Lux Q1, but it was just too much extra to what we were planning on spending at the time. Can't say I'm complaining with the Lux Q2 though. We have a very similar problem with our Bronte except ours is caused by our WIR. I'm planning on sticking a pot there too I think. I was going to put a little table there, and have a power point there for that reason, but I've realised now it's too small a space. So I'll also need a pot to cover the power point! I got a longer console table to go in the main part of the hall instead. A nice pot I recon would camouflage it quite a lot and make it look like it was supposed to be there. The only other option we have is to increase the master bedroom size so the wall lines up with the nib (390mm), then move the garage out another 390mm. But then we shorten our dining room wall by doing that.. and would prob be up for quite a bit to do the change. Added 11 extra downlights, a few switches and front pillar lights. Our after handover costs are pretty high, so don't want to add anything else to that. Figured it's easier getting this done now to help ourselves later. Little bumbed on the front door. Got a reply from Henley in regards to having our raised door. Front porch ceiling is only 2255mm high to match the eaves rather than the 2570mm ceilings inside. Cause of this, there's not enough room for the timber lintel and framing needed to support a pivot door. The only way we can fit it is by raising the porch ceiling - but they claim "they don't offer this", which I find a bit of bs. The next options are raise the ceiling of the whole house (about $5k), or upgrade the facade to one that has a higher portch ceiling (Possibly $5,800 onwards extra in liu of our current facade). Debating what to do now. Re: Henley Carmelle Lux Q2 - Tender! 168Jul 06, 2015 8:06 pm Yea we had the exact same issue, due to our porch and cieling height, they could not put in a 2.4m high door, max height was 2.1m, but I still got a 2.1m pivot door in the end... it did save some money and I feel (bit biased) it still looks really good.... Have you got any updated photos of your door showing the full facade - without the scaff there? Or do they still have all the scaffolding up? Lisa's wanted the Kenzo facade from day 1, so now it's a debate whether or not to upgrade. It's all $$$$$. But only works out an extra $9 a week in repayments so it's like, do we just add it or do we put a stop to upgrades? After we did all our upgrades and were stoked on our house, the bank undervalued the construction by about 30K so we basically had to delete all of our upgrades. We're refinancing once contracts done for land and house. We're hoping that we'll get a higher valuation for the land since we got it so cheap, compared to the market value around the area. If they do, we'll have quite a bit in equity plus the remaining deposit to help cover majority of what's needed in the valuation. (Fingers crossed of course - we're still dreading the valuation stage). How's things going other than the valuation, do they start building soon? We have two loans, one for the land which was valued on par with the amount we paid, the second loan for construction was the amount they low balled us - we did have a lot of extras though, and have downgraded most of them to get within budget. Most things we can do after the build to eliminate builders mark ups. Our build hasn't started yet, We had to apply to city west water because we are building within 1m of the easement. Henley have said that will take about 8 weeks meaning we wont start construction for about another 4-5 weeks. We considered Henley early on but there were two factors that… 1 10531 It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO.
