Browse Forums Building A New House Re: Henley Carmelle Lux Q2 - Framed! 389Dec 13, 2015 5:14 pm Hey snyde, First time I've looked at homeone and wish I'd seen it way sooner! So many good tips and hints! We settled on a block in Stage 9 of Mandalay back in March and only just started building with Eight Homes. We're at pretty much exactly the same point you guys are, although our windows and sliding doors are already in. It's insane just how quick it's gone from bare dirt to drainage to slab to frame, the guys only scraped around November 20! They pulled up a crapload of rock in the process, although nowhere near the amount you have. Luckily we have fixed site costs too! We've got the same frame "issues" with knots and nails poking through where they don't look like they should be and are hoping that they get fixed. Will be interesting to hear what your mate says about yours and if it's a problem structurally or not! Next time we're out there (usually every second or third day) we might have to do the slow-and-creepy-drive-by we've been doing to most building sites in the area for the last 9 months! Cheers, Matt Matt & Steve ---------- Eight Homes S.Seven at Mandalay Re: Henley Carmelle Lux Q2 - Framed! 390Dec 13, 2015 8:31 pm Sorry Snyde, I wouldn't be relying on any builders QA to give me peace of mind. ------------------------------------------- Build Thread - Mainvue Emporio ER430 KDR https://forum.homeone.com.au/viewtopic.php?f=31&t=76790&p=1332227&hilit=mainvue#p1332227 Re: Henley Carmelle Lux Q2 - Framed! 391Dec 14, 2015 7:01 am That's a very neat frame finish Mate ! You'll have to make a build thread for yourself too. Our noggins with nail blow outs now have another 3 or 4 nails in them to hold them in place. The knots - if they're in the little noggins, it's nothing to worry about. They only keep the frame spaces and keep it from bowing. The rest of our frame besides those little noggins is pretty good and straight, no real knots in them either. MichaelQ Sorry Snyde, I wouldn't be relying on any builders QA to give me peace of mind. I'm not going to rely on them entirely, still going to have my mates come re-inspect everything afterwards too. Just not going through with a private inspection company at this stage. confused_fhb_2015 That's a very neat frame finish Mate ! Looks like you've got some excellent people at work..keep going Our Build Thread - http://forum.homeone.com.au/viewtopic.php?f=31&t=76750 Thanks! At first I was a little worried about their job, but everythings looking really good. There's no overhangs or anything either. Stoked! Also met with SS today, things are moving. Inspection is now tomorrow. They also now use Group Four Surveyancing for their inspections now too. Framers are there again today finishing things off. SS was stressed that the chippies were apparently 5 days late starting due to delays on their job prior. Brickie also has told our SS he wants to work over Chrissy break. So things aren't going to slow down by the looks of it. Re: Henley Carmelle Lux Q2 - Framed! 394Dec 14, 2015 9:47 am Yep! Will have to go down and drop a slab off for them working it. Our SS is a gun. Always answers, if he doesn't, he returns my calls usually within 15 minutes. Has even msgd me updates or good info out of the blue. Though I requested to meet him when he first gave the introductory call. I met him in the first week and introduced myself with a slab. Your SS is responsible for your house - so it pays to start off on a good foot so he can (hopefully) go the extra mile for you. A slab goes a long way with tradies. I didn't want to meet him half way through the build with just "why is this not right?" and end up with a sour relationship to a point he doesn't care and slaps the house up. Saying that - if things need fixing, still need to be firm and straight when needed too. Re: Henley Carmelle Lux Q2 - Framed! 395Dec 14, 2015 10:45 am Well hopefully we get same ss as you, given we are not too far from your build. It would make sense to me, that's how they would allocate. Last we heard they are hoping to go to site mid/end of January (pending the Christmas 'delays'), so fingers crossed we won't be too far behind you. I'm envious already ?? Thanks Synde, Our's are the same with the extra nails so it's good to know the knots hopefuly aren't too much of an issue. I've requested a site meeting with the super before Christmas anyway so we can go over everything as they want to start bricking over the break (which in itself seems insane given the site was bare dirt just three weeks ago!!!) I've got a blog that I've been terrible and keeping up to date (like 4 posts in 12 months.. oops) if you're interested. Not a lot of detail (not like some of the build threads I've seen) and it kinda reads more like a story than anything, but I hope it's interesting enough http://mattcroxson.id.au Matt & Steve ---------- Eight Homes S.Seven at Mandalay Re: Henley Carmelle Lux Q2 - Framed! 397Dec 14, 2015 11:37 am Millie26 Well hopefully we get same ss as you, given we are not too far from your build. Are you getting inspectors in aswell? Re: Henley Carmelle Lux Q2 - Slabbed! 398Dec 14, 2015 11:39 am snyde The chippies worked all day today. Turns out my mate knows one of the chippies. They told my mate it's apparently a huge house, it only normally takes them 2 days to do the frames, this has taken 'em over 3 days. Super excited to see the roof trusses up and internal walls framed. Having a walk through with our SS on Monday too. Re: Henley Carmelle Lux Q2 - Framed! 400Dec 16, 2015 9:30 pm Hi. We are building Carmelle Lux Q1 in Qld and are a couple of days behind you. Our frame started yesterday with the roof trusses completed today. It is amazing how quickly they are proceeding. Very happy to date. Good luck with your build. ? Hi, If you give a set of criteria as to what means 'good' to you, it'll give others prompts to respond. We considered Henley early on but there were two factors that… 1 10994 It seems very clear to me that your contract states that a security account does NOT need to be established so the answer to the builder is NO.
