Notified of registration today of our block of land on Lawler Drive. We are building the Havana Executive (slightly modified) with McDonald Jones. Have been waiting for registration as our plans etc are all ready to submit to council. We are in the same release building the same home! Haha how has MJH been so far? MJH have been great - no complaints from us I drove past our block today- the fences are down. Actually there was a small section still left workers were dismantling them but almost all down. I didn't take any photos as I had my daughter with me. Will try another day. We live in Oran park and the suburb seemed to cope well with all the rain. Over 200mm of rain was recorded for the weekend. Electrical app with MJH next week. Our plans are currently with OPT for review before going to council. It gives me a sense of accomplishment for buying something valuable, without parental help(No offences to anyone). Today morning went to opt, saw and stood on our block after such a long wait, but every bit of it was worth it. What an amazing feeling. We are happy and nervous as the build stage begins. My house paper work will soon be with BASIX and then moves to a CDC/DA application stage. The whole process may take 1-5 to 2 moths before construction can even start. My only concern was the buyback clause in the land contract whereby construction has to start (and this is where I'm not sure exactly) within 6-7 weeks ... With CDC awaiting approval, I wont expect practical construction to start for another 2 months ? And whilst it refers to receiving the grant, I can't see why we would have to start construction within 2 months, yet this documentation reads 12. Our contract definitely didn't state a 2 month time frame... It's impractical. Think I still need title deeds, contour survey and updated 88b whatever that is...? I may have got those now just need to phone the builder, bank and conveyancer. Just never have time! I need to get the title deed as thats a mandate for moving to cdc. I also observed the following point and may be you can confirm, by looking at your 149 certificate. Certificate 149 has Lot as our lot number and then there is Property - which has a number followed by Lawler Drive. Ex - Lot - 132 DP - 1521151 Property - 89 Lawler Drive. So when we check with the land titles we should ask for 89 Lawler Drive or Lot 132 lawler Drive? Do you have a clue? Cheerio OB! I know that the title deed is held by the bank as security for the mortgage and they arrange transfer of name. I think the title deed is sent on by the bank. Not absolutely sure though...
