Browse Forums Building A New House 1 Apr 02, 2015 4:36 pm Hello everyone, We have bought a piece of subdivided land just over 400m2 in Richmond SA and have signed up with Distinctive homes. They gave a fairly reasonable quote for 198m2 built up single storey house. We did quite a few upgrades like stone benchtops, splash back window, canopy rangehood, 2700mm high ceilings, drop ceiling in the kitchen, all awning windows ($117 ea), extra breakfast bar width to 900mm, waterfall end, extra overhead cupboards in kitchen, mirror to sliding robes, stobie pole connection ($800) etc. The quote now sits at $185,000. I am sure with all the inclusions it would have been higher with Format as they gave an initial quote of 180k before all the inclusions! Since the land is beside the Keswick creek I knew the footings cost would be high. I made the consultant find out the appropriate cost and we had allocated 33,500. The report came with 32,900. So we are getting a credit of 600 (which we spent upgrading the toilets ). The only bit I am worried is the retaining walls around the house! I dont know how much they will cost. We are done with the plumbing and appliances selection (upgraded the cooktop to 900mm $243). Now looking forward to the Bricks, Kitchen, Tiles and electricals. We have decided to keep the upgrades to a minimum. We do change our minds at the selections though Happy to share the progress with you guys in the coming weeks. Me and wifey both work in the city to it made sense to go over the budget for that close to the city piece of land. Also, someone told me close to the city and close to the beach houses hold value . Hoping that is true. Tiles selection coming up tomorrow. We are going with dark floor tiles. Avoiding matt finish as it hard to clean dirt that is stuck in the pores. The gutters are painted in our quote. I am not sure if I should upgrade to the Colorbond D or OG gutters. Re: Building in Richmond with Distinctive 4Apr 16, 2015 1:01 pm Update: We had a selection with Supreme Kitchens and Clipsal yesterday. We selected the Charcoal polygloss cabinets and the stone that went well on that we thought was Atlantic Salt which we selected. We then selected pretty neutral colours for the vanity tops and laundry. Wasn't as hard as we thought. I am hoping the kitchen would turn out stunning. The builder had allowed for 21 panels of polygloss but the kitchen lady said 34 would be needed. We did not add any cupboards so the builder's consultant should have known that 21 would not be sufficient! I was very annoyed as we had to put in about $500. At Clipsal the builder sent them an old sheet which did not have the ceiling fan provisions that we had added weeks ago. The lady at clipsal had to add it as an upgrade because she did not get that from the builder. I am sure the builder would credit that back but that was a bit annoying too. We ended up selecting the slimline range. We thought of going with Saturn LED but it was too much cost. Re: Building in Richmond with Distinctive 5Apr 24, 2015 2:45 pm We went for the bricks selections last week and the experience at PGH Bricks wasn't too great. The guy seemed to be in a hurry and wanted to finish things off which was putting me off. I ended up selecting some colours but wasn't 100% satisfied. So called up the consultant at distinctive and he sent a pic which gave some idea. I then used the colour visualizer on Colorbond site to do some combinations and finally ended up with the following which I hope will look good. Bricks - PGH Aubergine Roof - Paperbark Gutters - Woodland Grey Fascia - Surfmist Downpipes - Jasper Now booked the final builders interview in the first week of May 2015.
