Could the delay have been avoided and how? Just interested in seeing how this whole process could be made better - ie the pre onsite process. I think these are questions that all people engaging a builder need to be aware of and how to avoid getting trapped/locked in. I have talked to many many people building and it is in the majority a terribly inefficient and expensive process. WHY Our time will be about 6 months - some was councils fault - but the administrative side of things has been slow. Re: Time from contract signing to being onsite 2Apr 01, 2015 9:04 pm We started the process in April 2014, we bought a block in a new estate that wasn't ready yet but were told we would get titles by Nov 2014. Here we are April 2015 and we are still waiting for titles on the land. Excuses range from the front entrance of the estate not ready to having to redo the sewerage lines, but all the display homes are almost finished, go figure. It has not been a good experience for us and we haven't even started the build yet. We have been lucky that we haven't been hit with any price increases from the builder, although if we don't get titles soon we will have to re-apply for finance. If it comes to that we probably won't bother to do it again. We'll take a break, go for another loan and buy established, at least we will have a house within 6 weeks that way Re: Time from contract signing to being onsite 3Apr 01, 2015 9:21 pm So what's your cut off date ie where you walk away? I am really sorry to hear of your long wait I am sure there are many others going through the same. Do they communicate the delays to you or only when you enquire? Just interested in how this industry is treating all of us Re: Time from contract signing to being onsite 4Apr 01, 2015 9:51 pm We have until the end of May, if nothing has happened we are walking away, we will lose $2000 deposit on the house but should get our land deposit back. I get regular updates from my client liaison with the building company, as we have gone to Prestart and had the plans go through certification with a private certifier and now waiting to go through council, so when titles are issued we are ready to go straight to scheduling. We hear nothing from the land agents unless we ring, and are very lucky if they answer or we receive a call back, I now get my settlement agent to call them so we get a response, although they have nothing new to tell us other than the usual "titles will be soon" it's extremely frustrating My topic thread: viewtopic.php?f=31&t=76249&start=20#p1316378 Re: Time from contract signing to being onsite 5Apr 01, 2015 10:01 pm My builder started site works a few days after signing the contract, but I worked with a local builder so they only ever have a few houses on the go at once. One of the lucky ones I guess! Re: Time from contract signing to being onsite 7Apr 02, 2015 10:04 am I'm signing my contract on Tuesday and in the contract it says that the builder must start on site within 20 days on the council approving the build, us proving we owe the land (we've already done this) and the bank finalising our finance. So hopefully should everything go well with the bank and council, site start will be mid-late May. The three months from settlement to build commencing were partly Christmas/New Years, then waiting for council/private certifier approval, then a flurry of last-minute changes (some from me, some from Plantation). Once they confirmed they had everything in order, it was 2 weeks to start. I never felt like any stage was unreasonable really, but I'd just seen a friend go through the same thing, so maybe I had pretty realistic expectations. My pre-site admin at Plantation was really good and kept me informed the whole way. The slab was laid on the 28th March. Delays were due to: 3 months waiting for fully correct drawings to send to council 1 of 5 council applications was missed by builder 3 weeks while neighbours were notified of building envelope change 3 weeks while the council stuffed up and delayed things 3 weeks waiting for earthworker to be available having missed his earlier availability because of the above Been in a similar position and we decided to let the builder go.
