Ive been a lurker for a while now as my pre-build situation slowly progresses but now that i have some movement, I wanted to join in the fun! I first signed with HBC in June 2014. Delay came because the estate that i wanted to build in technically didnt exist yet haha. So i had to wait until February for titles but got to see first hand the estate transform from a piece of bush to my future neighbourhood! I bought a 308sqm block overlooking a 2-hectare park so pretty excited about that! Im doing the build all by myself, no partner and managed to save enough that i didnt need mortgage insurance, guarantors etc, but its really daunting doing the whole process all by my lonesome! Just got word yesterday that my siteworks are about to commence, so things are finally moving along! How long did it take you guys between first notice of siteworks and slab being complete? Here is my design. Not the biggest house but its huge for me! Looking forward to being a regular poster on here! I was umming and ahhing about whether to keep the theatre or change it to a 4th bedroom, but in the end i thought the theatre might add a little bit more value! Good luck with your build! I agree with you on the theatre room vs 4th bedroom, I also like that it is at the back of your house, and also your big WIR will be a nice selling point in the future too. Husbands always complicate things! I was lucky, the design grabbed me because it had all the (little) things i was really finicky about! I didnt really have to change the plan around too much, just to add higher ceilings, put a door on the ensuite and put a rolling door to close off the rear hallway from the main living area Things that sold me were (like you mentioned!) the rear theatre, because im not really keen on it being the first thing you see (im weird like that!), the WIR behind the bed which i think makes the room look bigger plus a little neater, the ensuite toilet being in its own little room and two relatively long kitchen benches I had a bit of a hiccup with the plans in that the council rejected building approval because there wasnt enough "open space" in the backyard (apparently they wanted 30%). So HBC had to reduce the alfresco by a bit and pick up the whole house and move it forward on the lot by a metre. Worked out well for me though! The loss of 1m out front and a smaller alfreso meant i was credited with $3500 at prestart time, and with the limited changes i made (mainly to electricals and bathrooms) i only ended up $990 out of pocket Was pretty chuffed! I too did the whole building thing by myself, no partner but did have my mum to lend a hand and run ideas past, even though she knows nothing about building! It wasnt as stressful as I thought it would be, but definitely stressful! I have 3 bed and a multi purpose room that I put a door on - that way it can be used as a 4th bedroom in the future if needed. But as it stands at the moment, a big house for a single bloke! Ouch! I loved my $990, meant i could just pay for it upfront instead of adding it to the loan. Do you mind me asking what changes your making? Im lucky in that i have a friend building a month or two ahead of me (her slab is down) and one thats a couple of months behind (shes waiting for title) so ive got a few people to bounce ideas off. The one who's ahead of me went to prestart with me and her experience was invaluable! I considered a door on the theatre, but i went the vain route and decided id rather show it off haha. Plus i can just chuck a fold out couch in there! Im pretty happy with the block + the plan. Like i said, at 308sqm its not the biggest, but the house is gonna feel huge when its just me and the dog! I flat out HATE vaccuuming and i hate how hard carpets are to clean, so thought it would be better for me to laminate I have a laminate floor in my bedroom at the moment and i love it. So easy! Have a dark feature (chocolate brown) wall render (master bedroom wall) lighter render for the rest of the front, light garage door and gable, dark colorbond roof and dark grey pavers. We're in neighbouring estates! Yeah i had a long wait for titles, not as long as you it would seem, but i got titles less then two months ago and things are flying now! It'll go quick! Been lucky our builders held our price for us with no price increases. The less stress before the build the better! Re: New build in Baldivis Parks-HBC 20Apr 02, 2015 11:42 am Just got a call saying they had begun siteworks this week, slab should be down next week (depending on how much the easter break delays things) and practical completion is around six months from slab down...so all things going to plan im looking at a late October-November move in yay! Looking forward to heading down to the block on Monday, even if it is just to see some sand has been moved around Hi, Would you please share some photos of your Orlando 20 HBC build?
