Wondered if you guys can help.
We're currently having a bit of an issue with Plantation Homes and QM.
We placed our deposit with them both and PH carried out a soil survey, the result of which was H2, with an estimated extra cost of $7k.
Two years ago the same plot was tested as an M. The land agent (QM) are saying there was a maximum of 1.2m fill on to of sandy loam. PH's report showed 3m of fill.
I sent PH the original soil report and they sent their engineer back out. They drilled two more bore holes, with 2m+ of fill and still classed it as a H2.
One of them is wrong (I won't say fibbing, yet). If QM are 'wrong' then I will feel misled and not want their land. If PH are 'wrong' then I'll not want their house. I don't really win either way and just feel a bit put off the whole thing now. It's not the extra cost that's the issue, just that one of them is incorrect and I don't know if it's just ignorance or whether it's an intentional effort to pull one over on me.
I have asked PH if they'll accept an independent soil survey but in the mean time I'm wondering if I can back out of both deals at this stage and get my deposit back off both? Or whether I've lost the 2.5k?
