From the information I have, these have only been built in Melbourne and I am looking at a knock down and rebuild in Sydney. Concerns so far is that to keep the french provincial look consistent for the internals, there needs to be a lot of upgrades and for us to get more certainty with this, we need to pay $2K deposit. has anyone done upgrades with Metricon related to french provincial look ie, skirting, cornaces, windows, kitchen cupboards, bathroom and wardrobes Other concern is the first floor. due to load, we will not be able to tile the first floor. will have to go with carpet or timber floor boards. (except for wet areas). Has anyone built with the Hebel power floor solution? if anyone has experience with above it will be appreciated Thanks Re: Metricon Bordeaux 39 2Jan 26, 2015 9:31 pm Hello sjcb. We're currently building a Metricon Hudson in Sydney. I would suggest to visit Studio M. It's open to the public on Saturdays so you can browse the range and hopefully get an idea on how much upgrades would cost. A lot of the items on display have prices on them. Have you sat down with a sales consultant? They should be able to give you a rough idea of build cost. Re Hebel floor, we also enquired about this for our build but we're told M don't do them. This was in April 2014 so things might have changed. Good luck! Have caught up with a sales consultant however there is a bit of uncertainty as they have not sold a Bordeaux in Sydney and Melbourne has teh signature option which is not available in Sydney and the estimates are really guess-timates at this stage which we understand however we are also considering going with our own design and builder. Will also discuss Hebel floor with sales consultant and other options on re-enforcing top floor joists. The Hebel floor solution is better acoustically and provides a more stable floor base with the ability for higher loads and less risk of creaking. I was told it would cost 14k to build. You should be able to visit studio m before putting down deposit. I am not sure about Sydney but in melb the studio m is open for public every sat 2pm. Then you would have an idea what options you have. Single storey and a site with a milder slope means it's not necessarily appropriate for me. Re: Metricon Bordeaux 39 9Apr 09, 2015 11:48 pm Hi SJCB, I was wondering if you have made a decision to build with Metricon on the Bordeaux 39? We actually are thinking to build the Bordeaux 45, but have hesitations and I will describe my experiences (earlier this year) so far below. We have done lots of research on prices and inclusions with a couple of the builders, down to every single detail and after many meetings with the builder to understand prices and inclusion details, we have found that Eden Brae seem to have better customer service. At least the sales rep called after a week to understand if we had made a decision. Metricon on the other hand, to date have not called....so I wonder if they are going to be like this throughout the build process if we go with them? Throughout the research, Metricon also have not been responsive to my queries. Given this experience and uncertainty, we don't know if we should go with Metricon, considering we wanted to build the Bordeaux 45. During my research, the Sales rep told me that the Bordeaux 45 as standard will have high ceilings (3m ground floor and 2.7m top floor), the Juliet windows (to the front only) with the rails are all standard as well all external mouldings & rendering. Eden Brae on the other hand charge extra for a different facade as well as extra for the render. For internals, all room doors are 2.3 m tall to match the high ceiling are standard inclusions which is good, but other internal features such as cornices and internal mouldings are extra if you want the french provincial look. Is this what your Sales Rep told you also? Also, i find the upgrade package to be of good value. With the Hebel flooring, we asked the Sales rep and the person said they don't and won't do Hebel flooring. I am looking forward to hearing anyone else building the Bordeaux. The Sales rep says that they have a couple of Bordeaux projects in Sydney. Not sure if any construction has started with these? Re: Metricon Bordeaux 39 10Apr 13, 2015 6:17 pm Hi sigwyw, apologies for the delayed response. We are awaiting our tender this week. We too are a bit hesitant because a few challenges and options. In regards to your experience, Our Metricon sales rep from the Kellyville office has been very responsive and it has been great to deal with them. From what we have been told, they are high ceilings as you have described. in regards to mouldings, and windows, this is one of our issues with the bordeux. The side and rear elevations are inconsistent with the front facade design and you will have to spend significant $$ to keep the design consistent with the front facade. We are getting pricing for the top mould to go all the way around the house and are considering colonial bar style windows for the sides and back. We are also getting pricing for the colonial cornices and skirting to suit french provincial style We have asked them to cost up a hebel floor as I have been advised they can do it for a cost. If I cannot get the hebel floor, it will be a deal breaker for me. from what i know, no construction has started in sydney for a bordeux however I know they have sold a couple. other issues for us is that they wont let us do our own tiles and we have not been happy with the selection on offer. including updated tile options. They also want to install skirting prior to tiling and want to tile around the kitchen island which for me is not what I want to do.i refuse to pay extra to put colonial style skirtign and then the tiles will eat into the height. every builder i speak to says that skirting goes last. Had our Tender meeting. although the guy presenting the tender was a really nice guy , we came away deflated in regards to some of the updated costs. Very disappointed , somehow Provisional costs related to site & stormwater jumped up by 40% and the costs for the mould under the eaves and the hebel floor was absolutely ridiculous. plus they are not flexible with the skirting and tiles so Looks like we will be letting this one go and will look at alternative options Re: Metricon Bordeaux 39 12May 10, 2015 12:47 am Hi, We went to have a look at the Bordeux 56 on display in Melbourne and were very impressed with it. Re: Metricon Bordeaux 39 13May 10, 2015 8:28 am Hey Vuster Bordeaux 39 by the time we did our upgrades and modifications to floor plan was upwards of $620k . The pool and landscaping was going to add another $100k. Problem was were still not getting what we want and the site costs were very high. If you are in Melbourne you have the advantage of having access to the " signature" package which is not available in nsw and Beaumont tiles have a more suitable range . Hi, who said to you that 950k would include everything in the display home for the 50 sq version? I just signed with them the 50sq Bordeaux with total upgrade is approaching 900k and still missing a lot of things (no WIR, study, tv furniture, no blinds and curtain, use porcelain tiles instead of marble for the floors an wet area....) Overall, I feel disappointed with their standard inclusion given our house is the top range product. everything needs to be upgrade in order to make them fit the house. a bit pricey but we love their floor plan layout and the French style. Re: Metricon Bordeaux 39 16Jun 16, 2015 11:46 pm Hi chuminh, When I first had a look the guy told me 950K for the 50sq version but he has since left. I have since dealt with the other saleswoman and she corrected me by saying it's still close to 1.2m for the 50sq. I've just signed up for the 50sq bordeaux for at least the site inspection. I wanted the 56 version but my block is not wide enough. I'm concerned that the 50sq won't be as grand due to the reduced hall way width. I was disappointed with the amount of money that was needed to make the house look like the display. My block is on the corner and to have the side elevation matching the front it would add at least 60K. The "marble look" porcelain tiles are quite pricey as well. The subfloor of the second level is Hebel for the display home. I believe it's around 22K for that option. So far I'm looking at about 830-850K. I also excluded the TV units, wardrobes, desks, since I will do these later for a much cheaper price. It would be good if we could get in touch and compare our notes and ideas. Or see a house designer and tender out your plans. We are doing the latter, and customer service has never been an issue. If you're planning to pay close to 1mil go custom. You want Hebel power floors you will get it! Why compromise. Re: Metricon Bordeaux 39 18Aug 07, 2015 3:05 pm Hi, it had been a year since we moved in Bordeaux 50 plus an extra room. We are happy with the construction process with minor incidents only, we were same to be unsure Metricon since a lot of negative reviews online. However, Bordeaux is the display home match our requirements closely, then we decided to take risk. In the end, it was better process than we expected. We did have few things missing out, such as Kitchen window height was a upgrade; then shorter than display. We didn't build the same specification as display, but adding an extra room with balcony, 57 sq. We had more than $200,000 more than basic due to upgrade and extra space. It only took them 8 months to hand over and that include Christmas break and delays, actual time claimed to be 4 months building. It did require a good organisation skill from project manager, we had minor disagreement with him in the end since he didn't like our own inspector picking on minor scratches. Our sales Melissa from Balwyn display, Melbourne is very good, always reply in time. We had roof leak and PM claimed that caused by roof tile moved by others, and minor leaking from upstair toilet, they fixed right away. Just make sure that communication with supporting staff, find out what your need early rather than make a variation during construction. I will give them 8 out 10. Elctrical is a bit tricky, we didn't get the switch and powerpoint in the right positions such as bedside. Central vacumm need to be checked as a 9m hose would not reach in some corners, some points in the walls where we will be using. We are also building the Bordeaux 50 in Sydney. We are disappointed that the sides of the house are so plain and will have to make changes by adding mouldings and window frames etc to give it a provincial all round. For the price of this house we would have expected Metricon to at least have decent window frames matching a provincial look. Has anyone added these to the sides and what cost approx.?
