Browse Forums Building A New House 1 Mar 29, 2015 3:45 pm Hi, We are considering building the Lonsdale 29 with Esperance Homes. We are trying to decide between two layouts for our living area. One with a WIP in the kitchen and the other which forgoes the WIP in favour of a larger living area. What do you guys think? PS: Please ignore the orientation of the layout. Both the layouts can be flipped. Thanks. Layout 1: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Layout 2: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Living Area Design 3Mar 29, 2015 4:04 pm Thanks. That's the exact reasons I like layout 1 as well. But the missus is not sure about the pantry being so far away and the hi-lite window. Re: Living Area Design 4Mar 29, 2015 4:46 pm I like the second better (with the WIP and WIL) because it also gets rid of the corner cupboard in the kitchen. But I don't think that living/dining is really big enough for both a dining table and a lounge suite. So I'd be torn too! Plan 1 also foregoes the extra linen cupboard. One reason plan 1 gives more space is that it is actually bigger, with the external walls pushed out at the end on both sidess. Plan 2 layout could probably be made more generous if using this extra space. The walk-in pantries and linen here aren't so efficient. With walk-in, the walking area is lost space, and it tends to only start paying off once you double-load the corridor, with shelves on both sides of the access area. On plan 2, the living does look rather narrow in the left-to-right direction, even though the total area isn't too bad. The couches shown are at the smaller end of the scale in order to fit in that configuration. I'd suggest you try to plan out the space based on what you have currently, to see if you can effectively utilise that shape of space. With plan 1, you wouldn't need to have a hi-lite window there, as you could still use the configuration of plan 2. Whether hi-lite is a good idea or not would depend on the direction that wall faces. Re: Living Area Design 6Mar 29, 2015 11:08 pm I like 2 Where is the fridge in 1 (at the end)? If so, inefficient workspace. I don't mind the living space 'looking' cozy. Did you notice there are three two-seater sofas in there? So it's not exactly tiny. Cozy spaces look more homey -- they are easier to decorate and look lived in. A lot of big modern homes have open gaps that often look unfinished and sterile. Also I am not a massive fan of the long line continous look of kitchen-to-dining-to-lounge in a single long continuous (big rectangle) line. It makes me feel like I'm on a football oval. In 1 the living area is offset more so that 'line' is broken. Mind you I'd still be happy with 1, coz it is a nice house too Re: Living Area Design 7Mar 30, 2015 10:35 am Thanks all for the very detailed responses. We will have another chat to the designer and look at our final costs before we decide.
