Recently stumbled upon this forum as I've just started planning for my brand new house Long story short, got an amazing 501sqm with a 17m frontage block in the new Whitby centre out near Byford (For all on here in WA). Have gotten Aveling Homes to do me a great plan with everything I need, including 4 double bedrooms, essa stone throughout, 1.8m pantry, 1.6 linen & 600 x 600 tiles through the living areas. I am a property manager so I know a lot of trades. My friend who owns a concreting company who is going to do my Driveway, Crossover, Path & agg concrete to my alfresco. My plumber is getting a freestanding acrylic bath through wholesale for about 20% of the RRP price & the rest will fall into place later in regards to lights etc. And my dad is a painter so I'm good for interior wall painting Does anyone have any tips & tricks to get through to most massive purchase of my entire life? Also, is it standard for builders to include things like mirrors to bathrooms & toilet roll holders? I've got double chrome towel rails but I wasn't sure about the minor fittings & fixtures. I'm really excited, and I'm doing it all on my own too which is quite daunting but I'm trying to push that to the back of my brain at the moment. As with everything it pays to double check your own builders inclusions but APG included mirrors, rails and roll holders. I'm also building on my lonesome with my four kids, love the fact the decisions are all mine, but know how overwhelming it can feel at times too! I've been fortunate to have built before so aren't nearly as green as I would if been! You sound like you have plenty of people who you can bounce ideas off too just enjoy the ride! Thanks Fantasticfour! I'm going to speak to my sales guy on Sunday about toilet roll holders & mirrors. I don't really mind about them as they take 5 minutes to install but I'd like to know as I'm super organised and have to know everything haha. My tips for you is to try to get to your build everyday and at lock up try to get in lol and see whats going on . And when you think they have done something wrong keep at them until they have had enough of you and they will end up fixing it . Lol . Building is full of ups and downs .friends and family end up getting sick of you talking about your build .but then thats when we on the forum are here to listern . Good luck Ps we love photos on here Thanks Melsie68 my dad is sick of it, trust me. But I'm quite lucky with the amount of people who know all sorts of stuff about building and trades. Whitby town centre is off Kiernan (?) Road which is where the falls coach house is... Right now it's a massive pile of sand and nothing (I've gone for a drive by twice now... Too look at nothing really haha). I'll be getting everything done correctly and I won't back down if they try and pull the wool over my eyes! I should have a final plan done soon. At the moment I'm deciding on if I want a bigger kitchen as I think the bench space is quite small... I want one over bench cupboard for more room and gloss cabinets (fingers crossed the Formica gloss range is standard). I've already got around 30k of variations done to the original plan already with about another 5k planned in my head... Of course, and sticking to my budget. I'm not entirely fussy or pedantic when it comes to little things like the way drains look or stuff like that. I'm super impressed that Aveling have ran with large storage spaces and they even did vinyl doors, not the normal open outwards ones that use so much space! I really want white gloss though but that's a pre start issue that's AGES away at the moment I'm very excited. It'll be my first time fully out of home with just my dog and that's it so I'm quite looking forward to being independent and having peace and quiet!
