We are building Bermuda 23 with alfresco and master en-suite upgrade. We are planning to visit WOS showroom couple of times before our final appointment. Any suggestions/pointers as to how should we plan so as to keep ourselves well within budget? And also is anybody building in Livingston(Cranebourne) , would love to keep in touch ? Definitely go to WOS as much as you can and try and have all your selections final on that day. We visited WOS a handful of times and tried to choose everything we wanted in those visits and managed to get prices on almost everything to give us a good idea on what price range we were looking at. The days following our selections appointment things were really rushed to make our selections final and we didn't really get much time to go through all the quotes. We are going to have a maya facade and it does have time on the front and above garage ... should be consider upgrading it to brick? Another thing was gutter/fascia... as a standard its zinc , is it worth upgrading it to colorbond ? We are doing the flooring and driveway ourselves after handover. We asked to get rid of the Timber above the garage and windows but it was too late to make those changes, the timber doest really bother me anyway. There's a really helpful Porter Davis upgrades thread on here you should search for, not only did it give us an idea of pricing but was also good at giving us inspiration for a few upgrades we wouldn't have thought of otherwise (even though we're still trying to keep those to a bare minimum). I spoke to my BC , she said that 300 cost is only for alfresco and for rest of the house its already included in Fixed house Price. And when asked if later lot comes out of bush fire zone what will be credited back. She said the credit we will get back is the $300.00 only. The reason for this is, the bushfire items come included in the package, if they are not needed we simply do not put them in. Is this standard practice ?? I am thinking that if you are not putting those items then why charge us ... I know that ours was definitely not included and was a charge that was extra. I agree it doesn't really make sense to have those cost included in the house price, especially if the charge is not needed. did you get a specific special package or something that included this maybe? Thus they cannot reimburse back. I checked with them that whether we can have those things in case we are out of bush fire zone ... she told only flyscreens nothing else as its not required to have.
