If one doesn't have these estate built retaining wall on all side of any particular lot, can he simply use colorbond on other side to reduce cost? Hi Ali, We Purchased in Stage 7 on 02/2020. Land Settled at the end of 03/2020. They are established builders and development is very good (you can see from the sandstone retaining walls, facilities, etc). Settlement process was a breeze and was online. Hassle Free. Beginning construction this month (08/2020). Plenty of builders to choose from. Start with Home World (multiple locations) if you haven't already. Narrow down what you want with the home, layout, inclusions, etc. Lots of work involved but can be interesting since its your own home Good Luck. Thanks, Ali My first post here and hope i can help, I think what he meant is he put a deposit back in Feb 2020 for an off plan Lot, then the land just got registered just now and he can start building.. I might be wrong though.. Love this Estate I visited the sale center back in 2017 when there was not even paved road to the sell office but didn't end buying back then, early stages has the best location IMO far away form Transmission lines, specially the one on Price Ridge on high elevated section facing blue Mountain ,I missed on those for not coming early after the email was send by sale team, my only criticism with the Estate sale center is they adopt first come first serve policy , Willowdale have better service in this regard they send email for release date then ask to send reply to this email on the date of release to make appointment to secure a lot, in the latest release of Emerlad Hills stage 10 people had to come in early 3am to line up in freezing cold weather to secure a lot . Hey mate, i think this is across the board and not specific to one builder.. the pre-construction phase does take time (im still going with mine, just submitted to CDC via Mcdonald Jones just yesterday) which i started back in May. you go through the sales phase > plan > consolidated tender > pick and sign off on externals > then internals > electrical > submit to council which can take anywhere between 2-3 months (also can be delayed if the council rejects the plan and the builder needs to amend and re-submit) so on and so on. I know from Willowdale that there are always delay but not for more than 2 to 3 month from the original date, however Willowdale run by developer Stockland and they are one of the best in Australia they own stockland shopping centers in NSW, also their legal department are super nice and accommodating specially during Covid-19 time, when they delay they offer sometime discount from the original price or offer to give back your deposit, I dont have anyone I know who bought from MacArthur development(Emerald Hills Owners) this is there only development by the way, they seem to be more delay in registration but they managed to nearly complete this Estate and now its one of the best in this region.. The idea is if they delay registration try to Bargain on the land price and get discount.. if you dont mind me asking which stage did you bough in and how big is you land ? I was so close in buying Lot 1064 was 466m and 16.5 frontage in stage 10 off Emerald Hills Blv first st on the left after round about towards willowdale, then I hesitated for been close to Camden valley way approx 150m away around the same time i got notified of the willowdale Heights release and went a head with it, The Lot in stage 10 got sold in 1 week, only one more stage left in Emerald Hill next and behind the sales office. For us personally we bought at the last minute and unexpectedly (as we loved the spot) The settlement worked out quiet earlier than expected. We then took a bit of time in talking to builders, finalising plans, colour appointments, getting CDC approval, finance to be approved. Deposit paid - Feb 2020, Land registered end of March (since stage 7 was due to be completed then). This worked out in our favour. The MacArthur Devlp team was good and easy to deal with. No corners cut with their development (especially use of sandstone as retaining walls etc) and is good value + land prices in leppington are below what they were from 2014-2018 I believe our process was actually quiet quicker than most people i have spoken to building a new home Your turn around time completely depends on how prepared you are (with your building plans, builder, finance) once you get your land registered. If you have your site plan, you can even get started right now with talking to builders (some of them even lock in a price for 12 months from the date you sign a contract with them with an initial deposit) Talk to your solicitor whilst purchasing land, some unexpected costs to consider are bush fire rating, acoustics requirements, flood prone areas, the land itself (piering costs, cut and fill your land may require due to the slope, etc) The builders have different pricing structures ( Base + inclusions + site costs + electricals). etc. Builders - Go with your gut instinct, know what inclusions you want (also know what builders offer in their range), ensure you get upgrade pricing upfront, and importantly always keep a buffer for certain variations. I would avoid builders that are not upfront, who avoid questions and are not straight forward. Do not fall for a "fixed price" contract, There is no such thing as that. There will always be variations till your concrete slab has been laid. Honestly search the Homeone forum about your builder / ask them questions. This helped us a lot. Make it your own experience, and go with what you want personally, not what others have is my advice Too many opinions can get your very confused. Hi there, Just in regard to traffic the estate can be quite busy. We were stage 1 and have been here in EH for about 2.5 years. At first we loved being here - it was almost like living in the country - but as the estate has grown, so have the noise levels. For some reason we now hear noise from Camden Valley Way and Raby Road even though we are a reasonable distance away (which we didn't hear much at first). Not sure if flattening the land at the front of the estate has caused the sound to travel in weird ways or if it is sound bouncing off all the houses (particularly the large houses which have been built opposite us). The estate also seems to have become a bit of a race track at times. In general, the whole region has had a construction boom and has become built up really quickly causing a lot of congestion on the roads and shopping centres. Having said that, I'm sure the noise level wouldn't bother a lot of people, and congestion isn't anywhere near as bad as in inner city areas. Maybe we got spoilt early on, but it's not turned out to be as peaceful as we expected and we're already considering what our next move should be. Just my 2 cents. Re: Anyone bought in Emerald Hills Leppington NSW? 260Aug 16, 2020 8:08 pm Hi there, I have lived around Bankstown for over 10 years and been looking for peaceful low noise suburb for a long time( they racing track here is actually followed by police Helicopter all the time), I have visited Emerald Hills when there Was only sales office on the site and nothing else, and paid lots of visit for the estate in the last 3 years and I have noticed how busy and noisy the estate turned to be hence me hesitated to buy in stage 10, I have decided to buy in Willowdale Heights last and final release in the far end of the estate where there will be no more release due to park land conservation state restriction and I hope it will stay like that. As you said people will still enjoy the Emerald Hills and each have different tolerance towards noise and Traffic volume . Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 6845 Thanks again Simeon for being so elaborate.
