From what we were told, it will be some time before the builder actually lodge the plans to council due to some surveys being required. Lets hope we are in for XMAS 2017. Re: Anyone bought in Emerald Hills Leppington NSW? 164Apr 06, 2017 8:36 pm Melanite nikel66 Hi All We're due to register end of March As I'm guessing some of you have bought a house and land package (split contract) I was just wondering if any of knew at what point you're supposed to pay the stamp duty on the land? Our lawyer told us it would happen when the land registered, but they just rang to say they've been given conflicting information (that it should have been paid within 3 months of contract exchange). They say they're confident the advice they gave was correct wondering if anybody here had any experience? Cheers! We have purchased house & land package in stage 1 and are expecting the land to register in Late March with settlement in April and according to gov site and our solicitor the Stamp duty is payable 3 months after settlement on the land so thinking it will be due July. Hope that helps HI All you should all be getting a 5k discount for the stamp duty regardless of first homebuyer or not, I bought a home land package and got a 5k discounts on stamp duty of the land by filing out the form. Apparently our CDC plans have been lodged and we should receive approval by end of next week but I'm a bit hesitant in believing that. We're hoping for Xmas as well but looks unlikely. Visited the estate the other weekend and Fig Ave leads right up to the Fig Tree which looked really nice. Re: Anyone bought in Emerald Hills Leppington NSW? 174May 04, 2017 10:08 am Hi all, We are building with Wisdom Homes in Stage 1B- currently awaiting CDC approvals. Like many of you, we are hoping to be in by Christmas, although I think that's a stretch at this point. Looking forward to moving into the suburb! Any ideas if Fairmont will be going thru DA or CDC? From what i hear CDC is a quicker process. Hi LT, Fairmont Homes NSW will be lodging with council for DA/CC not via CDC.. well for my lot I can confirm this. CDC is "usually" a quicker process, if the development complies with the requirements. However Camden Council isnt too bad in regards to turnaround times for DA/CC. Perhaps you can email them for an update on your specific lot. Good luck! I still believe I won't be the new home till Early 2017 but we shall see. 😊 Building with Fairmont Homes NSW in Emerald Hills Estate, Leppington. Thanks Lot 1140 😊 Our builder is going through the CDC route - our plans were submitted a week ago and we asked for a copy of the plans they submitted - and they submitted the 2015 plans vanilla plans. . After a few emails the new building plans are being withdrawn and submitted - builder claims it shouldn't lengthen the approval time by much Re: Anyone bought in Emerald Hills Leppington NSW? 178May 11, 2017 1:12 pm Hello All, just joined today. bought a lot in stage 2 and was informed that the registration is now delayed from Dec 2017 to Feb 2018.
