Felt like this day would never come. Especially as my house has been 90% finished since March. Handovers supposed to be next Monday, but they haven't started any landscaping. Hope the weather holds. I'm sure there are threads on this, but for some reason I can't find them (feel free to point me in the right direction). What sort of things should I look out for today? I have an inspector coming out with me, but they are only looking at workmanship. I've got my electrical plan to check all that. It still seems so surreal, its been a year since I signed up. Your insepctor will look at structural issues as you said, so take your time making sure everything is in the right place, everything works - heating, water, gas, look under sinks and stuff to check for leaks, check all the surfaces for damage/scratches. **Phoenix** I'd say have a read of the New Home Inspections website: http://www.newhomeinspections.com.au/ There are sample reports on the site for double and single storey houses as well as FAQ's that should assist you. You should have the right to have an independant inspector on-site....and if this is what you choose to do, then don't sign for the inspection tomorrow. Wait and be on-site with the inspector and sign it off then. Reason being that you will definitely find more issues with the inspector present than just yourselves. Don't let them tell you "that's standard or that's normally what happens"...if you're not sure, get an inspection done. Only issues were pretty minor, and most of them they had already listed to fix. Did have an inspection done, and they did notice a few things (all minor) that I wouldn't have taken any notice of. Worth the money. Compared to everyone else I think I've been pretty lucky with my supervisor and CSO (salesperson was a different story). Supervisors been very good (had to put up with my Dad going on and on about when he worked at an electricians etc) and didn't treat me like a young female who doesn't know anything. Can't wait till its finally mine. Only a week. Hopefully the valuer from the bank goes out soon, handovers next Monday. Thanks for all the replies.
