We've got our tender next week. Our soil came back at H1, and the Slab is $5500, compared to an M which was around $3000. I like the acreage style houses like the Colorado but I don't think I could convince my husband to live on an acreage - he wouldn't want to maintain it and would be worried about the wildlife Jen (& Dave) Plantation Bronte, Ormeau Ridge, Gold Coast QLD 12/03/2015 - Commencement... 26/08/2015 - Handover! viewtopic.php?f=31&t=76446 Re: Building a Plantation Homes (Henley) Colorado Q2 in Kara 7Mar 21, 2015 7:48 am Ilaeria defdaz Ilaeria We're building with Plantation too, down on the Gold Coast Looking forward to following your build! We were initially put off Plantation due to bad reviews on productr eview but most people building on here with them seem to have a similar experience as with other builders so we just thought bugger it. Re: Building a Plantation Homes (Henley) Colorado Q2 in Kara 8Mar 21, 2015 8:00 am Yeah I saw some of those too. The thing with building though (and ALL real estate) is that it's a very emotional process, and the fact that you're spending soooo much money exacerbates that. No builder (especially the volume ones) is going to have 100% positive reviews. Plantation have been mostly very accommodating, including moving a window at no cost right at the end of pre-site. With our doors, my main annoyance was the lack of acknowledgement that there had been error on both sides - theirs for inserting the wrong door, and ours for not noticing and signing the contract. In the end it was a cheap fix (which they waived the admin fee for), and when I discussed it with their customer care rep at the end of pre-site she was much more understanding. So overall our experience has been very positive. Good luck! We found out today that the increase from M to H2 is 7k. Not too bad I guess. We're still going to challenge it and if needs be get an independent soil test done. Bii worried that plantation are artificially pumping up the soil raiting to make more money... Time will tell! Re: Building a Plantation Homes (Henley) Colorado Q2 in Kara 10Mar 21, 2015 6:45 pm Yeah I was glad we could turn ours into a house and land package so we had fixed site costs. It's probably worth getting an independent anyway just for your own peace of mind. I guess you might also want to confirm they tested the right bit of your block? I assume you're not building a 4000sqm home Jen (& Dave) Plantation Bronte, Ormeau Ridge, Gold Coast QLD 12/03/2015 - Commencement... 26/08/2015 - Handover! viewtopic.php?f=31&t=76446 Re: Building a Coral Homes Daydream 30 in Karalee 11Apr 18, 2015 1:51 pm So we're back with Coral Homes and are building a modified daydream 30. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Main changes are the heavily modified ensuite (as per the Style Master Piazza bathroom), even larger alfresco, wider bifolding doors, stackers to master and media, and portico entrance. Here's how it should look on the plot: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Oh and yesterday we managed to get to the bank to sign the land mortgage documentation. Re: Building a Coral Homes Daydream 30 in Karalee 12Apr 18, 2015 2:54 pm Hey defdaz, we looked at purchasing a lot on waterfront drive but the giant over head power lines caused a big issue with the bank and they said no . It's so pretty out there and quite, the guy from QM was so lovely and helpful. Have you been on to the Ipswich city council website to see the inundation flood levels for the lot? It's a really good website and mapped accurately. We loved the area because it close to Brisbane cbd for mr tribe but when the bank wouldn't play ball we decided to stay down on the coast and the bank couldn't be more helpful . Regarding your soil tests, if they are saying a h2 I would personally take it a stronger slab and less risk of cracking is better for the house. Love the daydream floor plan it's a great size and I like the way you have changed the master to face outwards, the daydream display at Springfield is stunning. Yes those power cables are big but you know after the first visit I haven't actually even noticed them - totally forgot about them until you mentioned it! Funny. We're puting a 20% deposit down so the bank couldn't care less where we're building. Money talks I guess. Yep, we checked the flood lines and it seems to all be ok - time will tell I guess. When a plot has been on sale so long you do worry but it's too nice a location to not risk it. Hopefully we've done the right thing. As for the slab it's come back as an M and we're happy with that. Piering etc. will be done so it should be fine (Plantation didn't want to put piering in despite saying it was H2. Go figure). Re: Building a Coral Homes Daydream 30 in Karalee 14Apr 20, 2015 9:47 pm It's such a pretty spot, The cables are a non issue the more you see them the less you notice them. I wasn't fussed by them either. Gosh the bank must love you with a full 20% deposit. (Half your luck ) We also looked at a lot in barrelan point but it had been inundated in both the 1974 and 2011 floods, when both floods are marked on the lot the slab needs to be constructed so it is higher than the peak flood level. The amount of geotech work required to be above the water level was crazy, when mr tribe said no I didn't mind giving in. (His field of knowledge) The lot had been for sale for ages and the agent was not forth coming in giving the flood details. Thank god mr tribe knew what to look for. That's good your getting piering, it can only help, really they wouldn't do piering for a h2 slab? Your far better off with coral by the sounds of it. Any idea on when you might go to site. Re: Building a Coral Homes Daydream 30 in Karalee 15Apr 22, 2015 1:30 pm Haha Mr Tribe sounds like a good catch! I should have got an independent survey done but you live and learn, and hopefully it'll all work out ok in the end. Apparently it's 10 weeks to council approval, roughly. Re: Building a Coral Homes Daydream 30 in Karalee 16Apr 27, 2015 11:13 am The tender was ordered a week ago, we might hear back today when it will be ready (two weekish apparently). We'll see. The land loan is all ready to go and should be ours in the next few weeks. Exciting. I'll be able to start planting trees after that! Mr tribe is a handy man to have . I had a quick look at your flood mapping and your overlay is only for the 74 flood not both, I'm pretty sure you don't have to raise your slab height for only the 74 level but you could check with the Ipswich city council (they are extremely helpful) there is also a height restriction for the area but your not affected and your single story. I agree with the live and learn process if mr tribe wasnt privy to that kind of information i would of never have looked for info like that. Hope you get a nice quick turn round. We've had our tender date come through: 18th May. Can't come soon enough. Hi, as per the subject. Does anyone have any recommendations for the best value decking oil (Bunning is close to where I live) for a treated pine deck? Thanks 0 1290 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 7214 Use a product like Equisol's Vitalise to clean the deck then coat with a penetrating timber oil. It will look 10 years younger and add value to your home.
